Zenith IOS, a New York-based vertically integrated investment platform specializing in low-coverage industrial outdoor storage (IOS) sites across the United States, is searching for a highly motivated and entrepreneurial Asset Management Analyst to assist the Asset Management and Investments groups.  This position will have the opportunity to participate and gain exposure to a variety of roles and functions, collaborations with institutional capital and advisory partners, and support a rapidly growing company and asset class.

Zenith has built a large and growing national portfolio of IOS sites utilized by an array of owner-operators and tenants in need of outdoor storage for vehicle parking, container storage, construction supplies, materials storage, and other uses.   Zenith launched in December, 2021 as a joint venture partnership with JP Morgan Asset Management with a mandate to build an institutional portfolio of IOS assets in excess of $1 billion in major markets across the United States.  With an exclusive focus on developing and maintaining best-in-class facilities, Zenith IOS is uniquely positioned to serve the growing demand of the industry’s tenants and users on a national basis.

Responsibilities

• Report to, and collaborate with, the heads of Asset Management, Property Management, Development, and Investments.
• Assist with leasing strategy and lease management as well as tracking portfolio performance.
• Develop and maintain detailed cash flow models, budgets, and projections with periodic valuations for individual assets and the portfolio.
• Report internally and externally on individual asset and portfolio performance, leasing activity, construction progress, budget variances, and/or significant changes within the portfolio.
• Coordinate with  property management providers and contractors in a hands-on manner.
• Research property markets across the U.S., including economic, demographic, competitive property sales, and leasing data.
• Update and maintain internal data management software utilizing Yardi and Excel.
• Work cross functionally with acquisitions, accounting, and operations teams.

Key Attributes/Experience

• Bachelor’s degree (preferably in finance, economics, accounting, engineering, or other analytical/quantitative fields) from an accredited institution.
• 1-2 years of relevant real estate acquisitions or asset management, tenant/landlord advisory or representation services, or other financial operations experience working with a real estate investment advisor and/or real estate operating company.
• Strong writing, quantitative, analytical, and critical thinking skills with proficiency in Excel (Yardi is a plus) and best practices in financial modeling, valuation, income and expense analysis, and equity waterfalls.
• Exceptional organization and time-management skills; with strong attention to detail and ability to multitask, prioritize, and complete a range of projects in a timely manner.
• A self-starter with the ability to work both independently and in-group settings while keeping management/peers apprised on a regular basis.
• High degree of personal and professional integrity and loyalty.
• Ability to travel as appropriate.
