The Vice President of Asset Management and Leasing (“VP”) will join Pine Tree’s growing team and will have broad oversight over a specified portfolio of open-air centers across the country. This role will report directly to the Chief Operating Officer and will oversee all strategic decision-making for the given portfolio. Through two lenses (asset manager and leasing professional), the VP will have vertical integration over the each of the assets.
Asset Manager: The VP will act as the portfolio owner from due diligence through disposition, tasked with creating and extracting value from each asset through revenue maximization and cost containment. The individual will work across all of Pine Tree’s business lines to establish and execute property business plans, create and approve annual property budgets, quarterly investor reports, hold/sell analyses, debt restructures, etc. Additionally, the VP will approve and direct day-to-day activities beyond pre-established metrics. Such oversight over also brings responsibility to proactively engage with, inform and seek approval on specified items from various partners and lenders.
Leasing Professional: The VP will have autonomy and authority over all leasing activities within the given portfolio of properties. As the focal point of all items related to leases, the VP will work with local brokers to attract, negotiate and secure leases with top tier tenants at established market terms. This responsibility includes coordination between the construction, property management and legal departments along with external approving-parties to ensure synchronization throughout the lease process. In addition to securing new tenants, the VP will be responsible for all tenant renewals, expansions, downsize/repositionings, assignments, etc. within the given portfolio.
This dual-focused role provides an opportunity to vertically integrate two critical components which will ensure seamless knowledge transfer and fully-informed decision making on behalf of the properties. Additionally, all team members at Pine Tree are privy to and expected to occasionally participate in a wider variety of tasks, outside their typical purview, thus broadening individuals’ experiences and leveraging a variety of perspectives to execute on various organizational objections.
· Bachelor’s degree in real estate, finance, economics or related field
· Experience in retail real estate required
· Proficiency in Argus Enterprise and/or DCF, MS Word and Excel
· Willingness and ability to travel 15-20% of time or more depending on preference
· Strong analytical and decision-making skills
· Exceptional interpersonal verbal, written and presentation skills
· Existing relationships with retailers and brokers preferred
