Title: ASSOCIATE
Compensation: $80,000
In connection with his/her title, Employee shall perform the following duties:
- Re-forecast 10-year cash flow model on on-going basis
- Prepare, implement and oversee asset management plans for each property
- Accounting
- Carry out CAM reconciliations with all tenants o Pre-reconcile annual budgets before approving o Review and approve annual budgets
- Quarterly preparation of financial statements
- Update capital expenditure tracker as needed
- Upload monthly financial data to server
- Leasing
- Analytical support for structuring of major leases
- Net effective rent calculations for lease approvals
- Investor Relations
- Maintain investor dashboard
- Prepare quarterly portfolio performance notes
- Prepare deal pitchbooks for investors
- Coordinate and verify execution of PPMs and subscription agreements
- Acquisitions
- Underwrite potential acquisitions using both Argus and Excel, this will require the comparison and evaluation of possible courses of conduct and use of independent judgment in implementing decisions and recommendations
- Keep investment pipeline up to date
Candidate should have advanced abilities in Microsoft Excel. Argus and Yardi are a plus.
