The Role

We are seeking a highly motivated and results-oriented leader to join our growing Asset Management team as a VP, Multifamily Operations Project Manager.  In this critical role, you will be responsible for driving the implementation of technology and other strategic initiatives across our national portfolio with an emphasis on the Multifamily portfolio.  You will achieve this by identifying, deploying, and supporting technology solutions that deliver modern amenities to our residents and tenants, and provide value-enhancement and preservation tools to ownership.


Your expertise will encompass technology strategy, program management, and fostering a high-performing team.  You will lead a diverse set of property management and vendor teams, ensuring their focus is on successful deployment and resident support across our communities.  You will be responsible for developing and executing company-wide policies, managing project lifecycles, and tracking progress, budget, and return on investment.

In this role, you will develop a standardized approach to implementing operational and technological solutions across assets, while maintaining flexibility for asset-specific nuances. You will facilitate the sharing of best-practices across asset and property teams and promote a culture of adhering to the firm’s established protocols while also evaluating new ideas and approaches. You will regularly explore new solutions and technologies to address property challenges, including leveraging an industry network of property managers, asset managers and owners.

This role is based in ARA’s downtown Los Angeles office, and candidates will be expected to be Southern California residents and commute to the office.


Essential Functions

  • Work with ARA's leadership team to develop and implement technology standards and strategic initiatives across the portfolio (e.g., smart home features, access control systems, energy efficiency initiatives, security systems, EV charger installation).
  • Identify and evaluate emerging technologies relevant to ARA's portfolio, particularly the Multifamily sector.
  • Conduct market research and competitor analysis to inform initiative development.
  • Create project plans, timelines, and budgets for each initiative.
  • Oversee project execution, track progress against milestones, and ensure delivery is on time, within scope, and within budget.
  • Develop and present reports on project progress and performance metrics to senior management.
  • Manage vendor selection, contract negotiation, and installation processes for technology solutions and other initiatives.
  • Lead the integration of new technologies and initiatives with existing systems and workflows.
  • Partner with internal stakeholders across Asset Management, Portfolio Management, and Investments to ensure successful technology and initiative implementation.
  • Provide training and support to property management teams on the use of new technologies.
  • Maintain clear and consistent communication with property management teams regarding technology and initiatives.
  • Regularly travel to assets located across major US markets.

Candidate Qualifications

Essential Business Experience and Technical Skills

  • Bachelor's degree in Engineering, Business Administration, Real Estate, or a related field.
  • Minimum 5 years of experience in asset management, property management, or a related field with a focus on technology implementation or project management.
  • Demonstrated experience with commercial building engineering, building automation, building management systems, access control, sensors and connected devices (IoT), and energy efficiency.
  • Proven track record of successfully implementing PropTech solutions and strategic initiatives.
  • Excellent analytical and problem-solving skills, ability to aggregate and analyze data and use that data to provide insights
  • Strong project management and organizational skills.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
  • Proficient in Microsoft Office Suite (Word, Excel, PowerPoint).

Job Specifications

  • Normal Office Hours: 8:30 to 5:30, Monday through Friday, with occasional weekends.
  • Travel: Business trips with overnight stays may be required. Occasionally may need to drive a personal vehicle for business.
  • Work environment and physical demands: General office environment.
