Job Title: Asset Manager

 

Location: One World Trade Center, New York, NY

 

Reporting To: Senior Asset Manager and Founder Kent Piotrkowski

 

Job Summary

The Asset Manager will work closely with the Senior Asset Manager, Regional Property Managers, and founder Kent Piotrkowski to maximize revenue, NOI and investor returns while meeting organizational growth objectives. Knowledge of finance, contracts, operations, construction, revenue management, insurance, and basic accounting is required. The Asset Manager will assist with asset management, investor reporting, and transaction coordination (acquisitions, financings, and dispositions). 

 

Key Responsibilities

Asset Management

  • Conduct weekly performance reviews with regional managers to discuss key performance indicators (KPIs), property issues, and action items.
  • Oversee and coordinate capital expenditure (CapEx) projects, budgeting, and tracking.
  • Manage property-level tax and insurance matters, including annual appeals, policy renewals, and claims.
  • Provide analytical support for refinancing, acquisitions, dispositions, and other ad-hoc initiatives.

Investor Relations

  • Prepare and distribute monthly and quarterly reports and assist with investor inquiries.
  • Assist in preparing and distributing annual K-1s.

Transactional Responsibilities

  • Support acquisition due diligence, including physical inspections, underwriting, budget reconciliation, and loan due diligence.
  • Assist in the setup and management of property and asset management systems and vendors post-acquisition.

Debt Management

  • Act as a liaison with lenders to manage and provide necessary documentation for loan management, including insurance information and financial certifications.

Required Skills and Qualifications

  • Proven experience in asset management, finance, or a related field within the real estate industry is preferred.
  • Strong analytical skills and proficiency in financial reporting and project management.
  • Excellent communication and interpersonal skills to effectively interact with team members, investors, and external partners.
