Property Manager - Commercial

About the Role

Callahan Property Group Ltd. is looking for an experienced and motivated Senior Commercial Property Management to join our team. This role will report to the Director of Operations and will be an integral part of the commercial property management team at our Kelowna office. In this role, you will be responsible for all capital and operational aspects of your assigned building portfolio and you are focused on building strong tenant relationships from the start. You have a comprehensive understanding of building systems, capital replacement strategies and financial acumen that delivers on company objectives. You are team-driven and demonstrate leadership that fosters a positive environment of personal growth, best practice and results.

What you will be responsible for

• Developing and fostering strong relationships with tenants as well as internal and external stakeholders.
• Managing all aspect of property portfolio including budget, regulatory compliance, capital projects, maintenance, landlord work, and financial monitoring and reporting.
• Negotiating contracts and monitoring compliance.
• Providing strong leadership, creating a positive environment for your team to do their best work and achieve company objectives.
• Managing employee staffing, development, and retention.
• Supporting Leasing to ensure strong vacancy rates.
• Optimizing processes and systems that are cost effective and drive efficiencies.
• Active member of the on-call after-hour support team (shared responsibility).
• Other duties, as requested.

About you

You have received post-secondary education in real estate or business and have a minimum of 5+ years progressive commercial property management experience demonstrated through measurable achievements as well as 2+ years of experience in leadership capacity. Industry association designation preferred. You must own personal vehicle that is in good operating condition as well as a clean and valid BC driver s license.

Your skills & abilities include:

• Extensive knowledge of commercial leases & property management.
• Strong leadership skills with the ability to effectively manage direct reports.
• Strong analytical skills with excellent attention to accuracy and detail. Ability to apply logic and reasoning to effectively manage projects, analyze complex financial, legal and contractual problems and to provide solutions or recommendations.
• Excellent oral and written communication skills, with the ability to effectively communicate complex information in an easily understood format.
• A self-starter with strong project management skills.
• Strong interpersonal skills with the ability to maintain good working relationships with co-workers, tenants and suppliers.
• Demonstrate initiative, high work ethic, personal awareness, professionalism, integrity, and exercise confidentiality in all areas of performance.
• Strong contract management & trade supervision skills.
• Ability to review building specifications and drawings.
• Strong computer skills including Microsoft office & property management software; Experience with Spectra would be an asset.
