Firm Profile

WHI Collective Real Estate LP is a dynamic, entrepreneurial real estate private equity firm with a highly experienced team based in Chicago, IL and Charlotte, NC. The firm is the successor of an existing investment platform, continuing and expanding upon the opportunistic and value-add investment strategies executed at the principals’ legacy firm. The legacy firm made 80 investments across five funds from 2010 to 2022, comprising more than $900 million of equity and approximately $2.6 billion of gross real estate assets. The team’s track record includes significant experience investing in residential, industrial, creative office, boutique hotels, and adaptive re-use projects, typically alongside local joint venture partners. Investment strategies include acquisitions, ground-up development, and heavy repositioning. The Senior Analyst position will be based with the firm’s Chicago team, located in a newly built-out office in the Loop.

Responsibilities

The Senior Analyst will gain hands-on experience across a broad set of transactions and property types, to include acquiring, developing, and asset managing multifamily, industrial and hotel properties, amongst others. As an integral member of the investment team, the Senior Analyst will assist with acquisition underwriting, modeling, due diligence, financing, asset management, and dispositions. The goal is to provide the investment team with a trusted, dependable team member who can contribute immediately. The role will largely include the following:

Investment Analysis:
• Build and adapt financial models to analyze investment opportunities using Excel and Argus.
• Facilitate market, asset, and joint venture due diligence processes, including site visits and review of third-party reports, leases, and historical financial statements.
• Conduct market research and prepare investment committee presentations.
• Seek out and analyze new market trends and make well-informed recommendations to guide investment strategies.
Asset Management:
• Continuously monitor and analyze relevant market conditions.
• Work closely with asset managers in day-to-day responsibilities with joint venture partners.
• Assist in quarterly mark-to-market valuation process and investor reporting.
• Assist in evaluating alternative business plans for existing and future investments including hold- sell analyses, financing sensitivities, discounted cash flows, and other ad hoc analyses to guide investment and fund level decisions.
• Support senior team in executing financings, bolt-on acquisitions, and dispositions.

Qualifications

• Bachelor’s degree required with ideally 2-3 years of related real estate work experience.
• Advanced proficiency in Microsoft Excel and financial modeling, and ability to communicate the financial analysis of a potential investment to key stakeholders in a timely and effective manner.
• Strong communication skills, including strong proficiency in relationship building and ability to keep all key stakeholders informed throughout the investment process.
• Strong work ethic with an entrepreneurial mindset and ability to thrive in a fast-paced environment that requires flexibility and adaptability as the situation warrants.
• Strong project management skills with ability to prioritize and complete large and small tasks alike.
