Position: Asset Manager
Reports To: Head of Asset Management
Location: Washington, D.C.
The NHP Foundation: NHPF is a not-for-profit real estate organization dedicated to preserving and creating sustainable, service-enriched multifamily housing that is both affordable to low- and moderate-income families and seniors, and beneficial to their communities. NHPF has 56 properties in 15 states and the District of Columbia, totaling over 9,000 units of low- and moderate-income housing.
Position Overview: This position will be part of the Asset Management Group and will play a key role in the oversight and performance of NHPF’s growing LIHTC multi-family portfolio. Specifically in ground-up construction, supportive housing, lease-up oversight, properties under rehab, and assembling temporary relocation plans and budgets for her/his respective portfolio. It is anticipated that this position’s responsibilities will increase proportionally with the growth of the portfolio.
Responsibilities:
- Work with NHPF staff, third-party management companies, general contractor, and stakeholders with the overall goal of maximizing operating results and meet investor and lender’s benchmarks
- Review and understand monthly financial reports to closely monitor property performance, identify issues and trends, and update stakeholders accordingly
- Responsible for the compliance performance of the assigned portfolio, including initial tax credit qualification process executed by third party management companies
- Lead the development and review process of annual budgets. Develop action plans to correct issues with underperforming assets
- Play key role in the year-end process and coordinate audit related items with the auditors and NHPF Finance Group
- Review closing documents (LPAs, Loan Agreements, UW, Operating Agreements, etc.) to make sure property compliance requirements are met and work with internal and external parties to ensure compliance
- Perform regular site visits to existing properties to assess operations
- Partner with NHPF Development Group during due diligence on acquisitions, tax credit transactions/refi and dispositions
Required Knowledge and Skills:
- Minimum of 3-5 years of commensurate experience in affordable housing asset management. Supportive housing and property management experience a plus
- Experience working with HUD, LIHTC S42 rules, URA requirements, and lease-up regulations
- Team oriented with strong analytical, organizational, and computer skills
- Hands-on asset management approach with solid problem-solving skills
- Ability to meet deadlines, accomplish work in order of priority; professionally maintain composure and effectiveness under pressure and moving targets
- Strong inter-personal skills with the ability to effectively work with partners and outside parties
- Bachelor’s Degree with focus in real estate, finance, accounting or related major. Advanced degree preferred.
- Must be available to travel 25%-30% including overnight travel
