M-M Properties, Inc., a privately owned real estate investor and developer, based in Houston, Texas, with assets in excess of $1.2 billion, with 5.7 MM SF of self-managed office and 1,300 apartment units in our portfolio, is recruiting a Chief Building Operating Engineer to be based in Bellevue, Washington. The candidate must be a motivated, self-starter who is detail oriented and looking for a management level position within the engineering and property management sector of the real estate industry. The chief building operating engineer candidate will office at the property and will have full responsibility for the day-to-day activities of the engineering team, organize and direct mechanical and maintenance operations related to HVAC, plumbing and electrical systems, assure compliance with expense guidelines, governing codes and regulations, budgeting, overseeing tenant improvement and capital projects.
Key Responsibilities:
- Manage, organize, and control mechanical and maintenance operations, including those related to HVAC, plumbing, and electrical systems.
- Direct initiatives related to contractor relations, safety, energy management, and functions that promote optimal physical habitability.
- Assure compliance with expense guidelines, Company policies, governing codes and regulations, and – when appropriate – third-party owner directives.
- Maintain positive working relationships with tenants, responding to requests and issues in a timely, professional, and courteous manner.
- Maintain productivity-enhancing communications and working relationships with co-workers, management, third-party contractors, and suppliers.
- Supervise Engineering staff members.

Education and Experience:
- Associate or equivalent, or technical school or equivalent combination of education and experience
- 5 years of experience in commercial or institutional buildings with complex mechanical, electrical, HVAC and plumbing systems
- 2 years supervisory experience
- License awarded by administrative or regulatory agency
