BioMed Realty, a Blackstone portfolio company, is a leading provider of real estate solutions to the Life Science industry. The Company operates a premier 13 million sq. ft. portfolio concentrated in the top three Life Science markets in the United States: Cambridge/Boston, San Francisco and San Diego. In addition, the Company maintains an active development pipeline of 3 million square feet.
In supporting the continued portfolio growth driven by acquisitions and developments, BioMed Realty is looking for a professional experienced in debt capital markets to help manage and execute new secured debt financing and refinancing transactions.
Responsibilities
- Help execute secured debt transactions to finance acquisitions, development starts, and opportunistic refinancing’s across a variety of structures including syndicated bank loans, CMBS, mezzanine debt and construction loans
- Prepare valuation, underwriting materials and offering memoranda, collaborating with in-house BioMed teams, Blackstone Sponsor, and/or brokers, as the case may be
- Act as company leader by organizing key internal stakeholders within legal, leasing, development, accounting, operations, facilities and FP&A for all aspects of a transaction
- Organize the review and response to term sheets, loan agreements and other ancillary documents working with attorneys and Sponsor
- Address lender due diligence and loan closing requirements including property appraisal, site tours, rating agencies (CMBS), and development budgets
- Facilitate third-party due diligence including property condition, environmental reports and seismic reports (if required)
- Maintain lender and servicer relationships as part of ongoing asset management dialogues including collateral performance, consents, releases, extensions and future advances in conjunction with construction work and milestones
- Monitor loan covenants and work with accounting on pro-forma debt yield, DSCR, and other metrics
- Lead or support all debt capital markets ad-hoc analysis including interest rate and liability management, credit profile, and liquidity from company’s revolving credit facility
Skills/Experience
- Bachelor’s degree in Business Administration, Real Estate, Finance, or a related discipline
- 7 to 10 years of experience in commercial real estate, including direct experience in executing, originating or closing secured debt transactions
- Ability to prepare cash flow models and related analysis, including customary appraisal valuation techniques such as DCF and comparables
- Experience in working with external stakeholders through closing, including lenders, attorneys, appraisers, due diligence consultants, major tenants, etc.
- Highly proficient in Argus, Microsoft Excel and PowerPoint
- Strong business judgement, resourcefulness and interpersonal and communication skills
- Attention to detail
