Description
The Manager, Tenant Services and Retail Construction coordinates approval and management of the design and construction of tenant premises in our shopping center portfolio. This position also manages the planning, construction and delivery of tenant spaces to tenants.
This position directly reports to the Senior Vice President, East Coast Leasing and interacts with legal, development, property management, tenants, architects, owners, general contractors, permit expeditors and project consultants, and building inspectors.
Skills and Qualifications:
- Bachelor’s Degree or equivalent work experience in a related field (interior design, architecture, construction, or engineering)
- Five (5) to seven (7) years of relevant experience in retail design and construction
- Ability to develop and manage budgets and to control expenses
- Possess strong written, oral and negotiation skills to interface effectively with tenants, contractors, and other vendors sometimes in tense situations
- Ability to read and understand construction drawings and specifications
- Strong knowledge of site and building construction
- Proficient in Microsoft Word, Excel, Project, Outlook, and AutoCAD
Key Responsibilities:
- Reviews, comments and approves tenant drawing submissions in accordance with corporate standards.
- Prepares tenant fit-out budgets.
- Prepares bid packages and contract documents for tenant fit-out construction.
- Manages all aspects of landlord/ tenant construction with respect to lease obligations, including coordinating with tenants and local governmental authorities on permitting procedures.
- Provide store planning and design direction or suggestions to the tenant and/or tenant’s architect, as needed.
- Reviews, comments on and approves tenant signage submissions relative to compliance with lease obligations.
- Performs final punchlists and walkthroughs for tenant spaces.

- Coordinates the preparation of lease exhibits as requested.
- Coordinates the development and/or update of ‘as-built” drawings for occupied and unoccupied spaces.
- Assist with the coordination of outside consultant architects/engineers and contractors in production of schematic layouts and budgets for new/redevelopment projects.
