About ESI Ventures:

ESI Ventures (“ESIV”) is a diversified and opportunistic CRE investment firm that focuses on the acquisition, development, and repositioning of value-add and adaptive reuse projects through a variety of positions in the capital stack. Since inception in 2016, ESIV has transacted on $1+ billion (fully capitalized) of deals across multiple property types and geographies.

Opportunity:

The position reports directly to the VP of Construction and is an extremely integral part of the development team. The position is responsible for tracking and reporting on various construction projects that exceed $250 million in current developments across the ESI Ventures platform as well as assisting the acquisition team on due diligence assumptions.

Responsibilities:

  • Overseeing design and construction teams for multiple commercial projects  
  • Coordinates contractors and design consultants working on various phases of multiple projects.
  • Oversees performance of all contractors and JV Partners, reviews architectural and engineering drawings to ensure all specifications and regulations are being followed.
  • Is responsible for proper administration of construction contracts and obtaining all necessary permits and licenses
  • Develop, track and control construction schedules and associated costs to complete projects on time and within budget
  • Assist acquisitions team with due diligence for potential new acquisitions
  • Reviewing and coordinating development of project documents between design team members, client, and design-build contractors and their subcontractors
  • Developing, maintaining, and managing budgets from concept stages through project completion and reporting on results
  • Reviewing and approving invoices for accuracy, completeness and compliance with contract and actual work completed
  • Negotiating, managing and monitoring design and construction contracts including change orders
  • Interfacing with public agencies to facilitate project approvals and completion
  • Review RFI/Q’s, evaluating responses and recommending contracts for execution
  • Attending various meeting with and preparing various correspondence (written and oral) to report on the progress of projects and recommending necessary changes in scope

 

Job Qualifications / Experience:

  • 3 to 5 years proven experience in Commercial Construction Industry 
  • BS/BA degree in Architecture, Building Science, Engineering, Construction Management, or another related field
  • Ability to read construction drawings
  • Solid understanding of building systems, construction types/methods
  • Ability to manage multiple high priority tasks simultaneously, under strict deadlines, with minimal supervision
  • Strong written and oral communication skills
  • Proficiency with Microsoft Office suite and scheduling software
  • Strong Interpersonal and negotiating skills
  • Financial and Job Cost Accounting Knowledge
  • Ability to work under pressure to coordinate numerous activities and groups of people who need to cooperate in order to achieve maximum efficiency
  • Possess good third-party management and goodwill building ability
  • Effective time management and logical decision-making ability
  • Excellent organizational skills and attention to detail
  • A strong sense of urgency and initiative. Able to quickly study and react to complex issues
  • Excellent problem-solving skills and the ability to confidently and decisively take action
