Senior Vice President of Operations
Overarching Objectives:
- Exercise the leadership and management qualities needed to ensure that the Simone Development Companies – i.e., Simone properties, Hutch properties and Premier properties – have the staff, systems, procedures, and controls in place needed to continue the successful growth of the company.
- Maintain and operate all properties at a level that –
- Causes tenants to be highly satisfied and wanting to continue as tenants beyond lease expiration;
- Causes potential tenants to be positively impressed; and
- Adds to the good reputation of the property and its owners.
- Nurture a team spirit and high morale within and among each of the following areas: Property Management; Accounting; Leasing; Legal; Development; and Construction.
Primary Responsibilities:
- Oversee the performance of the Accounting, Leasing, Property Management, Construction, and Human Resource departments.
- Work collaboratively with the Legal team, Development team and the CFO.
- Ensure that the same procedures, operational controls, and reports are consistently utilized company-wide so that the company operates as a unified organization.
- Motivate and lead a success-oriented and accountable management team.
- Retain a high-performance leadership team, and attract and recruit added staff as needed
- Manage the critical day-to-day operations of Simone properties, Hutch properties and Premier properties in a coordinated, efficient and professional manner.
- Regularly review operations, systems, and procedures to identify opportunities for process improvements and expense reductions.
- Analyze reports and other data to analyze company performance, and develop plans and processes to make needed improvements.
- Participate with ownership in developing operational strategies for long-term growth and profitability.
- Establish policies that encourage cooperation, communication and teamwork among departments and that promote the company culture.
- Participate in the development of the Annual Operating Expense Budgets and Capital Budgets, and ensure prompt completion.
- Monitor the Operating Budgets and Capital Budgets monthly with the aim of controlling costs.
- Determine how to optimize the use of existing systems, and introduce and implement new systems and technology as needed.
- Work with ownership and senior management on special projects.
- Collaborate with ownership on the changes needed in staffing and in the organizational structure of the companies.
Requirements:
- 8+ years of operations management experience in commercial real estate
- Outstanding organizational and leadership abilities
- Strong team leadership skills
- Excellent communication skills
- Knowledge of property management/accounting software such as Yardi or MRI
- MBA or BA/BS degree in real estate or business
