About the Company:  BLVD Communities, a division of BLVD Capital, is a fast growing real estate investment firm with a portfolio of 6,000 units focusing on the acquisition, redevelopment and asset management of low and moderate income multifamily properties nationwide in the HUD Section 8 and LIHTC spaces.

About the Position: The Analyst will be responsible for supporting the acquisitions team in LIHTC underwriting, structuring, closing and transaction management of new and existing tax credit development opportunities.  The Analyst will also support the Asset Management team analyzing operational metrics and special projects.  The position is ideally suited for a highly motivated, detail oriented individual with an experienced background in the affordable housing industry and a strong work ethic.  This individual should have the desire to be a part of the growth of a rapidly expanding company with upward mobility, and work within a team of other highly motivated individuals. 

 

Responsibilities will include:

 

• Support the acquisition deal team in the execution of all stages of the acquisition and development process including diligence, financing, equity sourcing, predevelopment, closing and construction oversight

• Underwrite and perform financial analysis of new and existing projects in Excel

• Perform market research for acquisition opportunities, aggregate data and present on market trends and observations

• Abstract/Present summaries of regulatory documents and low income requirements from QAPs, loan terms, and RFPs

• Review and apply for soft financing opportunities from state/local housing agencies, non-profit, and federal programs

• Manage the transition of new deals between the acquisitions and asset management teams and assist  the Asset Management team by analyzing key operational metrics

• Complete special projects for the Asset Management team

• Completes other job duties and projects for both Acquisitions and Asset Management to further the company’s goals of acquiring, preserving and developing affordable housing

 

Requirements for the position:

 

• Minimum of a Bachelor’s degree preferably in Finance, Real Estate or related field

• At least 1-3 years of experience in real estate acquisitions and/or development with a preference for prior exposure to affordable housing

• Demonstrated ability to work productively and accurately in a fast-paced environment with multiple projects and stringent deadlines

• Strong financial and analytical skills including direct real estate underwriting experience in Excel

• Excellent verbal and written communications skills

• Demonstrated ability to work well independently and in a team setting

• Highly motivated, entrepreneurial drive with a willingness to do what is necessary to accomplish company goals and objectives
