GENERAL SUMMARY
The Senior Commercial Property Manager is responsible for providing independent management oversight of the Indianapolis Airport Authority’s (the “IAA”) overall tenant base at Indianapolis International Airport and the IAA’s Reliever Airports, excepting the IAA’s vehicle parking operations, retail and car rental operations.   The tenant base includes but is not limited to: airline space and support space, hangars, offices, warehouses, fixed base operators, and multi-tenant buildings.  

The Senior Commercial Property Manager has many duties and/or time allocation associated with the tenant base.  Duties in this position include: administration and negotiations to the tenant base, report and document writing/approval to include all amendments to leases and permits, key tenant interactions and problem solving, support to legal matters, accounts receivable interaction with Finance, as well as, project management related activity based on tenant needs and desires including IAA capital infusion of monies to meet growth demands by the tenant base.  
  
This position will report to the Director of Properties.  The Senior Commercial Property Manager will have two direct reports: The Tenant Relations & Contract Specialist and the Contracts Coordinator positions. 

This employee must have and maintain current knowledge of FAA and IAA Regulations as well as local City of Indianapolis and State of Indiana laws and ordinances with a concentration in aviation related activity.  

The employee is required to have a vast experience in landlord/tenant management/relationships including a high level of expertise on PropWorks or other property management system, a history of having direct reports and innate desire to work in a fast paced, highly accurate and problem solving environment. 

The Senior Commercial Property Manager supports the Director of Properties in leasing opportunities at Indianapolis International Airport and the IAA’s Reliever Airports, the IMC and other IAA facilities including assisting in showing space, deal negotiation, lease creation and other administrative functions supporting the IAA and IMC revenue systems.

ESSENTIAL FUNCTIONS
•Modifies/reviews/interprets contractual agreements
•Develops and implements processes and procedures
•Manages/leads/supports property and facility maintenance in cooperation with departmental and organizational staff and peers
•Manages Properties Department projects as assigned
•Prepare purchase orders and other documents and reports.
•Perform any other functions assigned

QUALIFICATIONS
•Considerable knowledge of the principles and practices of property management 
•Considerable knowledge of the principles and practices of tenant relations & agreement adherence
•Knowledge of the principles and practices of lease and contract negotiations
•Knowledge of the principals and practices of document creation and reviews
•Knowledge of the principals and practices of tenant collections and defaults
•Leads and/or supports negotiations with tenants and service contractors


MINIMUM REQUIREMENTS
•Bachelor’s Degree from an accredited college or university is required.  Course of study in property development or real estate development is preferred but relevant experience would be required.
•10 years’ experience in managing commercial property, lease negotiations, and document creation preferred.
•Experience in Aeronautical and/or governmental development a plus.
•Minimum of 3-5 years of direct supervisory experience required with at least 2-4 direct reports.
•Accounting experience preferred.
•Knowledge of PropWorks property management system or reasonable equivalent required.
•Ability to perform all of the physical and cognitive tasks outlined in the job description

•Physical demands:  While performing the duties of this position, the employee is required to walk, sit, have full physical dexterity and agility use of hands, handle, or feel objects, reach with hands and arms, balance, stop, write, see, talk, hear, climb, stand, push, pull, bend, stoop, squat and stretch.  The employee must occasionally lift and/or move up to 100 pounds or more.  Specific vision abilities required by the position include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to focus.   While performing in this role, the employee must operate a motor vehicle with a valid driver’s license.  Use of a computer and other personal assistance devices (tablets or mobile phone) are a must for this position, along with adding machines, fax machines and other office equipment.   

•Work environment:  This position is performed within an office environment approximately 70% of the time and requires a high degree of working independently, with extended work hours from time-to-time.  The other 30% of work is performed outside where the employee will be exposed to weather conditions prevalent at the time.  With multiple worksites the noise level varies from the office environment and the outside environment.  The incumbent in this position is expected to work independently and as part of the team.  The incumbent in this role will be required to work in all types of weather and temperature conditions.  Incumbent will be exposed to outside and inside environments, dust, dirt, mud and hazardous chemicals.

The Senior Commercial Property Manager will have two direct reports.  The Tenant Relations & Contract Specialist and the Contracts Coordinator positions.
