Description


The Director of Portfolio Management will be responsible for owning property and portfolio-level cash flow modeling, monitoring and improving the investment performance as well as supporting capital markets activities. This position is based in Chicago, IL.

Primary Responsibilities:

  • Update and manage Fund investment models used for return, valuation and liquidity analysis
  • Perform a variety of sensitivity and scenarios analyses with respect to potential asset level, capital markets and other strategic transactions or initiatives
  • Manages the end-to-end development of budgets/long-term forecast models, strategic business plans, revenue/expense forecasts, capital projections, and monthly tracking of actual results, which includes:
  • Responsible for understanding and communicating forecast performance versus actual and business plan with properties and corporate departments to ensure we are meeting targets
  • Collaborate with development and leasing to analyze potential value add opportunities across the portfolio
  • Work with SCG debt team on the origination of new loans and refinancing
  • Manage investor and co-investor reporting material on a quarterly and annual basis as well as other ad-hoc Limited Partner or Board presentations
  • Analyze and monitor property level financials and debt obligations
  • Review and approve appraisal reports as completed by third party appraisal management firms and complete annual internal valuations
  • Continually refine and enhance the tools, processes and procedures related within the Asset Management group
  • Perform ad-hoc analyses as requested by executive management
  • Lead and execute special projects as necessary
  • Manage, train, and mentor junior team members

 

Education & Experience:

  • Bachelor’s degree in a real estate, finance, accounting, economics or related field
  • 6-10 years applicable experience required including a minimum of 2 years in an asset/portfolio management role
  • Systems-oriented with deep knowledge and familiarity with Microsoft Office Suite
  • Strong reporting and analytical skills
  • Experience with an organization of new debt or refinancing's, including preferred equity
  • Familiarity with Argus Enterprise preferred
  • Commercial property management experience is a plus
  • Experience in the retail real estate field is essential, preferable within the mall sector
  • Strong financial acumen and ability to articulate financial implications of decisions as well as collaborate with Finance on the impact of those decisions
  • Knowledge of and relationships with financial institutions and key investors
  • Experience in producing and reviewing budgets and long-term forecasts
  • Skilled in conducting meetings and delivering presentations to knowledgeable audiences
