Description


We have a unique opportunity for a new Project Manager to join our team in Portland, OR and you could be the perfect person! As our Sr. Project Manager you will work collaboratively with internal and external partners as you plan, coordinate and manage full scope of ground-up and capital improvement development projects, ensuring deliverables fall within the defined scope and budget. 

Your  primary responsibilities will include:

  • Interface directly with clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
  • Establish and maintain relationships with third parties/vendors, selecting and managing the project architect, consultants and contractor, including the review of architect selection of sub consultants.
  • Manage sustainable design process and incorporation of sustainable strategies and measures to ensure the contractor, architect, and consultants accomplish sustainable goals/certification standards.
  • Leads project delivery team, successfully and effectively coordinating all internal and external partners, providing project guidance and direction through flawless execution of projects and achievement of project goals.
  • Manage and implement assigned projects through entitlement process, design development, construction, and project completion, ensuring all projects are delivered on-time, and within scope and budget.
  • Implements communication plan for meetings and written reports to keep client and project resources informed on project budget and schedule. Facilitates project meetings.
  • Implements change management routines to assess change requests, determine impacts to scope, budget, schedule, quality and risk, making recommendation on how to move forward, securing client approvals, and issuing and managing change orders.
  • Review monthly contractor, architect and consultant invoices for accuracy.
  • Manage punch list process including preparation and completion.
  • Prepare, review and coordinate submittal of all entitlement, zoning, development and permit applications to the local municipalities Meetings with various municipalities to coordinate project submittals and municipal review comments.
  • Other related duties as assigned. 


If the following attributes describe you, we want to hear from you:

  • Knowledge of materials, methods, and construction practices involved in the construction and renovation of multi-family and commercial mid-rise and high-rise buildings.
  • Knowledge of design techniques and principles involved in production of precision technical plans, drawings, and models.
  • Knowledge of mechanical and electrical systems (i.e., the ability read drawings and understand the primary components and distribution).
  • Knowledge of relevant policies and procedures to effectively carry out the project safely and efficiently.
  • Ability to read, understand and apply documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
  • Ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
  • Strong written and verbal communications skills (in English), allowing for clear and succinct communication in a variety of settings (phone, in-person and email), and with people of various backgrounds and levels, both internally and externally.
  • Ability to successfully interface and build strong cross-functional relationships with all levels of internal and external partners and team members, finding common ground and solving problems for the good of all.
  • Advanced proficiency in MS Office Suite, including Outlook, Excel and Word.
  • Ability to follow up on, and following through with, multiple priorities and tasks, meeting tight deadlines and maintaining composure under pressure.
  • Ability to travel up to 25% of the time.


Minimum Qualifications:

  • A bachelor’s degree in construction management, architecture, design, facilities management, engineering, or another related field.
  • Minimum five (5) years of experience as a construction or development project manager.
  • Experience managing projects in excess of $30MM.
  • Experience with sustainable development and construction practices preferred.
  • Experience with construction scheduling software proficiency helpful.
