OakPoint Real Estate is seeking a qualified individual to join the company as an investment associate. This role will work directly with the acquisition and asset management teams as well as senior leadership and be exposed to a wide variety of analytical and transaction work including underwriting, debt and equity structuring, transaction management, due diligence, cash flow analysis and investor reporting. The role will be located at the OakPoint headquarters in Nashville, TN.

RESPONSIBILITIES

  • Underwrite commercial investment opportunities by developing assumptions, creating financial models, and running cash flow analysis with oversight from partner or acquisition principal.
  • Manage acquisition pipeline, providing feedback on offer deadlines, packages received, and other important information.
  • Review, analyze, comprehend, abstract and interpret various types of real estate documents, including leases, rent rolls, budgets, operating statements, expense recovery reconciliations, loan agreements, purchase and sale agreements, and other information for the purpose of analyzing new investment opportunities.
  • Lead the due diligence process on investment opportunities and later the implementation/translation of the asset’s business plan to the asset/portfolio management team.
  • Compose deal memos discussing investment thesis, strategy, capitalization, and return profile for internal committee approval, as well as all marketing material used to syndicate equity.
  • Support all aspects of the closing process, including general due diligence, assessing lender feedback, and raising equity.
  • Develop relationships on the deal side – brokers, owners, sellers, and others with the goal of knowing the players in the market and being able to quickly gather information for underwriting purposes.
  • Maintain consistent communication with capital partners and operating partners – creating investment memos, weekly capital partner updates, investment committee presentations, etc.
  • Develop a process and oversee an implementation to track market data in Nashville and Austin so that OakPoint can make intelligent, up to date, and expeditious underwriting decisions.
  • Assist the partners in overseeing the early stage implementation of the business plan for new investments.
  • Oversee and manage the analyst pool who will provide support for all the above specific functions.

QUALIFICATIONS

  • All candidates must have a BA or BS degree from an accredited institution, preferably in real estate, finance, business, accounting, economics or related area.
  • Minimum 3-5 years of experience in real estate financial analysis and transaction work.
  • Strong analytical and problem-solving skills.
  • Highly developed verbal and written communication skills for both inside and outside the organization.
  • Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects to meet deadlines.
  • Great work ethic and ability to commit to demanding hours in a fast-paced setting.
  • Thrive in an entrepreneurial work environment and be self-motivated.
  • Proficiency with Microsoft Office software, specifically Excel.
  • Prior financial modeling experience is required.
  • Prior Argus modeling experience is required.
