The Role: Development Manager

Killian Pacific is looking for highly talented, motivated, and community focused real estate professionals to join our Development team.  The ideal candidate is an exemplary project manager with 7 to 10 years of experience managing the development of mid-to-large scale residential or commercial office and retail projects.  The Development Manager will have responsibility for one or more projects and report to the Director of Development.
Responsibilities will include executing and managing due diligence, underwriting, entitlements, budgets, schedules, jurisdictional approvals, consultant teams, construction, leasing, and internal approvals.  A key to success is the ability to lead a team through a carefully managed process with a diligent focus on detail while maintaining an eye on the end goal.  Experience managing design teams, jurisdictional processes, and contractors on mid-to-large scale projects will be essential.

A solution-focused approach and strong interpersonal skills are of utmost importance as you collaborate with your colleagues across the organization including the Senior Leadership Team, Asset Management, Accounting, Finance, Leasing, other members of the Development team, as well as external stakeholders to deliver projects in line with Killian Pacific’s goals and objectives.

Specific Responsibilities
  • Due Diligence – Support technical due diligence of prospective development acquisitions (environmental, geotechnical, land-use, survey, title, etc.), and development of project business plans including underwriting assumptions such as hard and soft costs, schedule, and leasing.
  • Entitlements – Build relationships and collaborate with jurisdictional and community stakeholders to secure project entitlement.
  • Zoning – Work with consultant teams to ensure compliance with zoning and building code, and identify needs for variances, public hearings, meetings with neighborhood associations, and design review approvals.
  • Branding & Marketing – Collaborate with the Director of Design, Director of Development, and external leasing brokers to develop the project’s Experience Brief, marketing strategy and execution plan.  Evolve and refine the project’s business plan through continual research and gathering of demographic and economic indicators, and anecdotal evidence.  Ensure the project’s branding and marketing efforts aligns with the business plan.
  • Leasing – Work with external leasing brokers to ensure market exposure and interest in the project and to respond to inquiries from prospective tenants.  Responsibilities will include creation of customized marketing materials, pitch decks, proposals in response to RFPs and RFIs, as well as leading tours of the project to prospective tenants and tenant brokers.
  • Capital Raise – Collaborate with Director of Financing to support debt and equity capital raise efforts through creation of pitch decks, underwriting scenarios, attending and/or participating in presentations to potential investors and lenders, and leading tours of the project.
  • Internal Reviews & Approvals - Author Investment Committee memos to obtain required approvals with input and review from other functional groups.
  • Reporting – Assemble project updates on a monthly basis with accurate budget (including spend-to-date, and projected spend), schedule, design, construction, jurisdictional approvals, leasing, etc. for use internally as well as externally with investors and lenders.
  • Underwriting – Build and maintain project proformas with a minimum of monthly updates to project assumptions, strategies, and both actual and re-forecast spend.
  • A&E Design Management – Lead the selection process and design process for a team of architects, artists, designers, engineers, and contractors to ensure that project goals and objectives are achieved efficiently, economically, and impactfully.  Track and close-out open items, oversee cost estimates at each design phase, lead value-engineering efforts, and ensure that all creative and feasible solutions are considered to deliver a successful project on-time and on-budget.  Manage consultant scopes of work, RFP processes, leveling of bids, and negotiation and finalizing of contracts including AIA agreements.  Ensure coordination with the Director of Design on experiential elements of the project including art, signage, lighting, and interiors.
  • Construction Management – Walk the construction site on a weekly basis, attend Owner-Architect-Contractor (OAC) meetings, oversee clarifications and change orders from the job-site, and manage the construction lender bank draw process in collaboration with Director of Financing
  • Oversee Project Handover – Collaborate closely with Asset Management and Property Management to ensure a smooth and seamless transition of the project to an operating occupied asset including development of a detailed commissioning plan and responsibility matrix.
