Description


Growing Property Management Company seeks an Experienced Property Manager able to drive profitability and tenant service for a 100k square foot Medical Office Complex in Gresham, OR. Summary: The primary purpose of this job is to manage the properties assigned in a manner that realizes the maximum return to the Landlord/Owner and provides the highest level of service to the owners and tenants of the property
  • Understand and meet owner/asset management goals and objectives for the properties
  • Assure lease compliance and control costs on assigned properties
  • Maintain positive relationships with tenants, owners, vendors and co-workers
  • See that Management is in full compliance with management agreements and other governing documents
Minimum Qualifications
  • License: Oregon Property Management License REQUIRED
  • Experience: 5-10 years' experience in commercial property management required, MEDICAL OFFICE EXPERIENCE STRONGLY PREFERRED
  • Professionalism in appearance, aptitude, communication and performance
  • Education: College degree in related field and CPM or RPA preferred

RESPONSIBILITIES: Property Operations
  • Regularly inspect properties and assure high standards of property maintenance, including working directly with on-site maintenance staff
  • Obtain proposals for maintenance and capital improvements projects
Vendor Relations
  • Supervise vendors to attain efficient and effective service while controlling costs - confirm scope of work compliance as outlined in Service Agreements
  • Competitively bid all contract on a regular basis
  • Responsible for oversight of all engineering work orders
Tenant Relations
  • Collaboratively work with tenants and owners to resolve property and lease issues
  • Work with attorneys to resolve legal issues such as evictions, lock-outs and interpretation of lease clauses
  • Abstract, interpret and continually enforce lease agreements
  • Meet with Tenants proactively on a regular basis to ensure all concerns are being handled
Accounting and Financial Reporting
  • Prepare, implement and manage budgets for assigned properties
  • Review and analyze monthly financial information on assigned properties
  • Approve weekly accounts payable reports and related invoices
  • Approve monthly Rent-Up Report, for the preparation of monthly rent statements
  • Perform detailed annual expense (CAM) reconciliations in accordance with the terms of all leases
  • Prepare manual Tenant Statements, if necessary
  • Responsible for minimizing accounts receivable and rent collection from tenants
  • Monitor cash position of properties and provide required notice to ownership for funding
  • Prepare necessary adjustment forms for tenant and general ledger adjustments
Leasing and Construction Management
  • Assist assigned leasing brokers on all leasing issues
  • If necessary, take the lead on negotiating lease renewals and expansions
  • Determine maintenance needs and capital improvements. Bid and coordinate tenant improvements

Required Knowledge, Skills and Abilities
  • Good organizational and people skills
  • Good verbal and written communication skills
  • Technology proficiency: Microsoft Office, specifically Excel and Word; Yardi & Payscan
  • Ability to read and interpret leases and other contracts
  • Ability to prepare CAM reconciliations and budgets
  • Ability to work effectively with a diverse set of personalities
