Reports to: Partner, Chief Investment Officer

FLSA Status: Exempt                                  

 

Job Summary:

The Vice President of Asset Management is responsible for all operations of the development and existing portfolio with a focus on optimizing revenue and expenses at the individual asset level as well as the portfolio level by creating, modifying and enforcing policy for efficiency in operations. 

 

Essential Duties and Responsibilities:

 

  • Supports the pursuit/underwriting process by developing rent and expense assumptions from analysis of internal and external competitive properties
  • Underwrites property strategy and directs the selling, re-financing, organizing, and operating of the company's real estate investments.
  • Participates in design development, including preparing and administering marketing/start-up budgets.
  • Manages successful transition from construction completion and hand-off to property management operations.
  • Leads asset budgeting and portfolio review processes, identifies capital projects for properties, and develops operating benchmarks to monitor costs.
  • Monitors property performance including marketing, leasing, and management activities to ensure the property is operating in line with forecasts
  • Reports key metrics, trends and variances to previous forecasts and implements proactive strategies to resolve operational, financial, and compliance problems.
  • Visits properties on a frequent basis. Coordinates asset walks of property with quality assurance team to keep up-to-date on all issues; approximately 50-70% travel required.

Requirements:

  • Previous real estate experience required, with multifamily real estate property management organization.
  • Exceptional judgment and decision-making skills plus demonstrable asset management technical skills.
  • Effective interpersonal skills with the ability to develop and foster internal and external relationships with business partners

Minimum Education/Training/Experience:

Bachelor’s degree in finance, business, or related field, or equivalent experience is required.

 

 

MACHINES, EQUIPMENT, TOOLS USED:

Computer, computer printer, telephone, fax machine, photocopier, and calculator.

 

Physical Requirements:

This position primarily performs sedentary office work.  Requires the use of computers and telephones.   Requires some kneeling and bending for access to files.  Occasionally requires lifting 20 pounds or less.
