Pernorm Realty, a New York-based real estate management and development company that owns, operates, and manages over forty properties in New York and New Jersey, and currently has seven development projects under-way, is seeking a Real Estate Associate to assist the Director of Real Estate with their multi-faceted workload.
 
Involvement and responsibilities, based on day-to-day priorities, include, but are not limited to:
 
  • Drafting emails on behalf of the principal
  • Tracking negotiations with tenants, contractors, architects, etc.
  • Maintaining project schedules for construction projects
  • Sourcing new properties for purchase
  • Sourcing materials, contractors, etc.
  • Visiting construction sites, or touring streets to survey retail conditions
  • Underwriting construction, acquisitions, and developments
  • Creating presentations for financings/syndications/JV agreements.
 
The Director of Real Estate's responsibilities are multitudinous, and this new position will be closely involved in every procedure of the fast-moving business. The candidate must, therefore, have the following qualities:
  • Technologically Adept: Pernorm Realty uses different software to operate and track their business (list below). Any candidate must be a fast learner and quick with the technology they know already.
  • Highly Organized: With so many diverse tasks at hand, it's imperative the candidate be highly organized. The Director of Real Estate employs several time-tested strategies for tracking what's at hand; the candidate must be adaptable to these new systems and diligent in organizing new information that comes to them.
  • Excellent Communicator: As the candidate will at times write and make phone calls on behalf of the Director Of Real Estate, they must have excellent written and verbal communication skills.
  • Detail Oriented: The candidate must be fastidious with their communications, calculations, and organization. Being thorough in each task is essential.
  • Energetic: For the able and fast-learning candidate, this position is an opportunity to learn the ins-and-outs of running a real estate development/management company, from negotiating leases to constructing buildings from the ground up. Enthusiasm and energy–a daily requirement–will both ensure maximum involvement and provide the best working experience.
 
SOFTWARE
  • Excel for proformas, asset management, and lease calculations.
  • Smartsheet for all of our contract reconciliations, project scheduling, and lease and insurance tracking, among other things–it's a very versatile tool.
  • Appfolio for property management.
  • Gmail for our email platform. The Director of Real Estate depends heavily on an extensive labeling system to track and log exchanges, create task lists, and follow up on emails.
 
Qualifications:
  • Advanced in Excel, Word, and Adobe or any other PDF editor
  • Worked in Real Estate in some capacity for 2+ Years
  • Valid driver's license
