About the Opportunity

CareTrust is seeking a highly-motivated individual to play a key role within the acquisitions team by underwriting, performing due diligence, assisting in deal structuring, and closing senior housing transactions. CareTrust places a high value on intelligence, drive, and willingness to learn and grow, making this an excellent opportunity for the up-and-comer who is willing to work hard and make him or herself absolutely indispensable. This position is based in San Clemente, California, and some travel may be required.

Responsibilities include, but are not limited to:

  • Track and manage potential skilled nursing (SNF), assisted living (ALF), and independent living (IL) deals sourced from brokers, investment banks, and operating partners
  • Underwrite acquisition opportunities using CTRE’s proprietary Excel based cash flow model
  • Develop models and analyses for various alternative investment structures, including sale-leaseback, construction/development transactions, mezzanine/debt investments, and joint ventures/partnership structures
  • Interact with brokers, sellers, and investment bankers to accurately understand and determine transaction assumptions, facts, and risks necessary to properly evaluate an opportunity
  • Preparation and presentation of formal and informal investment packages to management and the board identifying the risks and opportunities associated with each potential transaction
  • Manage due diligence, third-party reports, and data rooms
  • Participate in conference calls, review documents, and provide support to the transaction working group
  • Assist in the closing process and produce transition memorandums to be used by the asset management and accounting teams
  • Participate in local property tours and site visits
  • Ad hoc analytical support to the acquisitions asset management teams

 

Professional Qualifications

  • Undergraduate degree in Finance, Accounting, Real Estate, Economics, or related field
  • Prefer some form of asset management, accounting, or finance experience. Real estate industry experience preferred, but not required
  • Advanced Excel modeling skills and proficiency with other Microsoft Office products
  • Ability to analyze historical operating statements and forecast proforma results by utilizing industry benchmarks
  • Excellent written and oral communication skills
  • Solid negotiation and persuasion skills; ability to positively influence others in the absence of direct authority

Physical Environment:
