TITLE:                                   Senior Analyst, Development

CLASSIFICATION:               Full-time

DEPARTMENT:                     Finance and Development Teams

 

Position Summary:

The Senior Analyst position is responsible for providing general support for acquisitions, dispositions, development, and financing. The ideal candidate demonstrates excellent interpersonal communication and self-sufficiency and is highly ethical and analytical.

 

Essential Duties and Responsibilities:

  • Prepares pro forma financial models and analysis in Excel, Techo Sun, and ARGUS for real estate acquisition and development opportunities and evaluation of existing portfolio assets.
  • Gathers and analyzes market information including sales and rent comparables, replacement costs, supply/demand fundamentals, capitalization rates, and other underwriting assumptions.  Analysis may include travel to properties to see amenities, finishes, parking, location, talk with team, and take photographs.
  • Develops relationships with property managers and on-site team members to allow for good communication regarding property and location.
  • Prepares and assists with real estate transaction presentations, packages, and analyses for the company’s internal investment committee, outside investors, partners and lenders.
  • Prepares monthly and quarterly reports of portfolio assets for the internal investment committee and outside investment partners, including evaluating historical property performance relative to pro forma and interfacing with property and asset management teams to obtain any requisite information.
  • Assists with all aspects of due diligence for new acquisition and development opportunities, including obtaining third-party reports, performing rent and expense analyses and market comparable studies, performing on-site “unit walks” and lease audits, and reviewing any due diligence materials.
  • Supports the placement of debt financing for new acquisitions and development opportunities, including coordinating loan applications and deliverables, responding to lender inquiries and supporting loan closings.
  • Assists with transaction closings, including managing team checklists and virtual and physical file systems, and coordinating legal document preparation and execution.
  • Supports the transition of new acquisition and development opportunities to in-house property management, construction, and finance teams to successfully integrate the assets with the existing portfolio, including providing those teams with appropriate information and documentation.
  • Maintains current knowledge of relevant economic, market and industry data.

  • Bachelor’s degree in business, accounting, finance, real estate or economics required. Master’s degree in one of those programs preferred.
  • 2-5 years of strong underwriting experience in finance or real estate required.
  • Strong quantitative and analytical skills with an ability to understand how the parts fit into the larger picture.
  • Ability to model complex financial structures in Excel and ARGUS. Experience working with Techno Sun is a plus.
