The purpose of this position is to lead individual, multi-disciplined commercial real estate project solutions for clients, with direct accountability for project delivery.
Provides direction, leadership and administration of Supply Chain Projects related to facility design and encompassing areas such as budgeting, scheduling, and due diligence related to support of new construction, conversions, remodels, related programs and/or major capital improvements, investments, and new initiatives.
Knowledge of engineering principles and practices related to distribution facility layout/design, construction, and conception / designing of material storage and handling systems is essential for success in this role.

Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
- Manage the design process and execution coordination of new DC designs to include:
- Site plan (layout and flow)
- Overall facility (layout and function)
- Material Handling Systems and Storage System designs/layouts
- Operational Layout (FF&E, striping, signage, guarding, etc.)
- IT data/power plans.
- Management of scope associated with upgrade/retrofit activities in operational Supply Chain facilities.
- Participate in pre-development activities, in partnership with Real Estate Managers and Site Development Coordinators, including site analysis, due diligence, cost estimates, lease reviews to ensure cost effective solutions are attained.
- Experience with project values $500K - $20M.
- Determine/manage capital and expense budgets associated with all assigned projects.
- Detailed knowledge and thorough understanding of technical specifications and skill with ensuring compliance by outside vendors.
- Provides regular status updates and associated reporting (progress, budget/financial and other reports as needed)
- ID and implement innovative technologies to drive operational efficiency within the Distribution Center facilities.
- Develop analysis and associated business case to demonstrate return on capital invested.
- Travel is highly dependent on projects assigned and related need. May be periods of heavy travel of up to 75% of the time.

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.
Manages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum (5) five years of related construction project management experience.
Knowledge of the principles of material handling system (MHS) design.
Experience with conveyor control systems (CCS), warehouse control systems (WCS) and warehouse management systems (WMS).
Knowledge of the determination of warehouse storage systems requirements determination and related design principles.
Understanding of facility construction principles and related disciplines to include Architectural, MEP, General Contractors, and subcontractor resources.
PMP (US and/or Canada) and LEED AP preferred.
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
Ability to effectively manage large strategic projects with minimal supervision.
Demonstrated ability to lead, influence, and drive for results through cross-functional and teams at all levels.
Ability to develop and deliver executive level presentations.
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.
Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
