JOB SUMMARY
 

Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

ESSENTIAL DUTIES AND RESPONSIBILITIES
 

* Experienced performing emergency or preventive maintenance on air conditioning units, fans, cooling towers, boilers, pumps, commercial plumbing, lighting, and other typical facility systems.

* Capable of troubleshooting advanced issues related to the above equipment and systems with minimal supervision, or direction.

* Understands fundamentals of bearings and lubrication, capable of performing mechanical shaft alignment.

* Experienced using building management systems for troubleshooting purposes.

* Proficient in reading construction drawings, schematics, wiring diagrams and equipment troubleshooting guides.

* Must be capable of composing and comprehending basic correspondence with customers, coworkers, and managers.

* Working knowledge of MS Office software, work orders dispatched through a CMMS.

* Physical requirements include stooping, standing, walking, climbing stairs/ladders and ability to lift/carry loads up to 50 pounds.

General Responsibilities

* Responds to customer service calls in a timely and courteous manner.

* Proactively manages work load including routine maintenance work and special projects.

* Accurately records and reports daily work duties in a clear and complete manner, including the submission of work orders completed at the end of every shift.

* Raises safety/work issues promptly, and assists in resolving with the Supervisor's guidance.

* Participates in a weekly rotating on-call schedule to handle after hours issues, capable of arriving on site within 45 minutes.

* Available for evening and weekend overtime to manage workload that cannot be addressed during business hours.

* Shares in responsibility of maintaining department inventory.

* Demonstrates initiative using company supplies and resources efficiently and responsibly.

* Shares experience and support aimed at expanding the capabilities of all department staff.

QUALIFICATIONS 

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

* 7+ years of work experience at facilities engineer level, or related field.

* HVAC Systems Maintenance and Troubleshooting Certification, or equivalent in related field.

* Universal CFC License.

* Arc Flash Safety Compliance Certification (70E), preferred.

* Electrical systems troubleshooting and electrical safety training, preferred.

 

COMMUNICATION SKILLS
 

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.

 

FINANCIAL KNOWLEDGE
 

Requires basic knowledge of financial terms and principles. Ability to calculate simple figures such as percentages.

 

REASONING ABILITY
 

Ability to solve practical problems and deal with a variety of concrete variables in situation where only limited standardization exists. Requires intermediate analytical skills.

 

OTHER SKILLS and ABILITIES
 

Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

 

SCOPE OF RESPONSIBILITY
 

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
