VICE PRESIDENT, ASSISTANT PORTFOLIO MANAGER
 
POSITION SUMMARY
Rhodes Associates has been retained by ASB Real Estate Investments to recruit a Vice President, Assistant Portfolio Manager. The Vice President, Assistant Portfolio Manager will provide substantive support to senior leadership in the management of the firm’s open-ended real estate portfolio. The successful candidate will also oversee critical work streams and participate in the evaluation and development of portfolio diagnostic tools, leveraged to drive asset-level initiatives designed to drive investment performance. The position will report to Lawrence Braithwaite, Senior Vice President, Portfolio Management, and is located in Bethesda, MD.

KEY RESPONSIBILITIES
• Provide substantive support to senior leadership in the asset/portfolio management of the firm’s open-ended real estate portfolio.
• Serve as a thought-partner to the Allegiance Fund’s portfolio manager and asset management team, helping to shape the portfolio strategies, diagnostic frameworks and procedures in order to drive investment performance.
• Oversee critical work streams and participate in the evaluation and development of portfolio diagnostic tools, leveraged to drive asset-level initiatives designed to drive investment performance.
• Prepare annual portfolio strategy and semi-annual portfolio updates for the ASB investment committee, including overall financial performance of the assets, such as cash management and investor reporting.
• Participate in the development of quarterly presentations summarizing key portfolio developments, asset level performance drivers and market/economic conditions to fund investors and investment consultants working on behalf of pension fund LPs.
• Oversee reporting on performance, budget variances and significant changes in market and property conditions.
• Manage the fund’s Sustainability/ESG platform, overseeing the completion of ESG initiatives including implementation of energy management systems, evaluation of investment-level diagnostics, execution of property-level certifications, GRESB submission and performance, and oversight of the firm’s third-party sustainability consultant.
• Advance the development of analytical frameworks used to evaluate asset specific KPIs around operating results including expense analysis, vacancy reporting, prospective tenant activity, capital and return analysis, market leasing assumptions versus actual, etc.
• Guide junior members of the portfolio team and participate in the acquisition, structuring and management of new information datasets required for advanced portfolio reporting.
• Meet with members of the asset management team to discuss property business plans, operating and capital budgets, devise sell/hold strategies for each assigned seat, and outline key action items, milestones and objectives for specific investments.
• Participate in the investment process by providing analytical insight. Participate in the development of market research tools and frameworks designed to drive investment strategy as time provides.
• Manage the firm’s master insurance program and serve as main contact to the firm’s third-party insurance consultant, IBC.

KEY ATTRIBUTES/EXPERIENCE
• Minimum of five years of work experience in real estate investment.
• Strong familiarity with real estate investment analytical frameworks.
• Methodical and detail-oriented.
• Ability to manage people and projects.
• Strong communication and interpersonal skills.
• Superior time-management skills and ability to meet deadlines.
• Strong Microsoft Excel skills.
• High technical aptitude.
• Strong writing skills.
• Bachelor’s Degree required. MBA preferred.
