Role Overview 

 

As Director of Capital Investments, you support the Chief Operating Officer to manage all repositioning and development projects, working with a variety of in-house people as well as third parties to oversee aspects such as acquisition analysis, design and construction planning and execution of all aspects of capital investments. 

 

Roles You'll Play 

 

The Capital Investor 

* Apply your vast real estate knowledge to run your own capital projects mini-empire 

* Take the lead in overseeing all aspects of your capital planning and investment from acquisition through the life of assets and on to disposition 

* Formulate the perfect business plan for developing or repositioning an existing apartment building and transitioning it into a property that has added value and reflects the ACRE brand 

* Assist in underwriting and perform due diligence for multifamily apartments we look to acquire 

* Develop annual operating and capital budgets with the Operations team 

* Provide leadership internally and externally to promote ACRE’s mission of delivering returns while enhancing communities. 

* Supervise analysts and associates who are dedicated to supporting the business 

Execution 

* Monitor your projects performance and dig deep to make sure they are meeting the business objectives you set 

* Handle vendor relationships driving the best value and focus for ACRE in the supplier community while insuring best practices and pricing from regional and national providers 

* Work with the Operations team to keep an eye on all recurring capex expenses and ensure they are within the budget and part of a long-term cohesive investment plan 

* Prepare reports on projects, investment briefs, and contribute to investor reports to share your work with investors, keeping them informed about new communities’ growth and repositioning progress 

* Structure and administer a national maintenance staffing and training organization

Your Building Blocks of Success 

* Strong 8+ years of real estate experience 

* Bachelor’s degree in finance, real estate, business, or related field 

* Excellent quantitative, analytical, and problem-solving skills 

* Ability to approach problems both logically and creatively 

* Superior organizational and strategic planning skills 

* Excellent verbal, written, and interpersonal communication skills 

* Ability to travel frequently and work extremely long hours, including nights and weekends when closing a transaction
