Broadstone Real Estate, LLC (“BRE”), a full-service real estate company that serves as the sponsor and asset manager of two private real estate offerings, is seeking a Senior Acquisitions Analyst / Underwriter for the Residential Division. Broadtree Residential, Inc. (“Broadtree”), one of the company’s sponsored REITs, owns over 1500 multifamily residential units, with the expectation that operations will continue to expand. BRE is an established real estate investment and management company that also manages more than 550 commercial properties in 40 states for Broadstone Net Lease, Inc.


The Senior Acquisitions Analyst will support the acquisitions team in all aspects of sourcing, underwriting and executing transactions for Broadtree Residential. The Analyst’s primary responsibilities include conducting comprehensive underwriting and due diligence on prospective multi-family apartment acquisition and disposition opportunities, detailed asset management on existing owned properties, market research and analysis, and assisting with the preparation of investment recommendation packages and other reports and presentations. The ideal candidate will have a solid finance background; real estate cash flow modeling experience; strong quantitative and analytical ability and internet research, organization, and communication skills. Candidate must be highly proficient in Excel and PowerPoint with experience in Yardi property management software a plus.

Essential Job Duties and Responsibilities:

  • Prepare accurate financial models, projections, and analyses on prospective property acquisitions including property operational underwriting and return on investment modeling
  • Utilize or enhance existing Excel acquisition-underwriting templates and maintain other financial and analytical models for use in analyzing prospective properties for acquisition, refinancing or disposition; update as new data is received, and track and communicate model changes to appropriate team members
  • Review, analyze, and comprehend, a variety of real estate documents, including leases, rent rolls, budgets, operating statements, expense recovery reconciliations, loan agreements and other information used in the underwriting process
  • Communicate with brokers, sellers, lenders, and third parties as appropriate and needed to understand and underwrite the transaction effectively
  • Research and analyze financial and real estate market information, competitor positioning, interest rates and overall economic conditions to inform investment decisions and evaluate on-going risks and opportunities
  • Prepare and present all analysis results in a clear and concise manner, both verbally and in writing
  • Help maintain company pipeline reports that reflect current acquisitions activity
  • Assist in transition of property to asset/property management
  • Provide support and analysis in the development of annual property business plans, including operational and capital budgeting and forecasting, and assist in the review of individual property performance against budget and other benchmarks
  • Participate in a variety of analytical projects and presentations required for the department
  • Assist with the preparation of thorough investment and board packages and presentations
  • Assume other duties and responsibilities as required

Skills/Qualifications:

  • Advanced understanding of financial statements and financial analysis used in underwriting and making high-level investment decisions, with experience in real estate cash flow modeling
  • Strong organizational and planning skills; Passionate about quality and accuracy
  • High proficiency in Microsoft Office, with exceptional Excel skills
  • Advanced research, information gathering and information monitoring skills
  • Solid work ethic and a professional, proactive and positive approach to work
  • Able to successfully prioritize and manage multiple projects, handle frequent changes effectively and professionally and follow through on issues in a timely manner
  • Work well independently and in a team; Self-starter and independent worker, but not hesitant to ask for direction when needed
  • Willing and able to travel when necessary
  • Ability to analyze qualitative and quantitative information and translate into strategic deliverables
  • Strong understanding of residential real estate characteristics and finance principles
  • Knowledge of all aspects of real estate including underwriting, valuation, legal documentation, acquisitions/dispositions, and due diligence
  • Excellent verbal and written communication skills with ability present analysis clearly and concisely
  • Effective decision-making skills and an ability to perform under deadline pressure

Education/Experience:

  • Bachelor’s degree in finance, real estate, business, accounting or economics from a four-year accredited university; Master’s in Real Estate or MBA preferred
  • 3 to 5 years of experience in multifamily real estate underwriting
  • Strong real estate financial modeling and analysis experience
  • Experience writing investment memos and asset/market analysis

Environment and Physical Demands:

  • Professional office environment with routine use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machine; noise level typical of a standard office environment
  • Prolonged sitting, computer and telephone use, as well as standing, filing, stooping, bending, reaching and lifting and carrying up to 15 pounds
