SUMMARY OF POSITION: The Accounting & Finance Manager is responsible for leading and providing oversight to all accounting, reporting, and cashflow management requirements for Storm Properties Inc. The individual in this role will work with Company leadership and various third-party vendors, including property-level accountants, equity partners, audit, tax, and legal counsel, to ensure that all accounting and audit requirements for the core portfolio, value-add fund, development projects and equity reporting, are completed accurately and in a timely manner. This role is for a hands-on, results-oriented, entrepreneurial individual, who will be involved in all aspects of a small but growth-minded team.

 

A. ESSENTIAL DUTIES AND RESPONSIBILITIES

 

Regular Functions include:

 

  • Work with the President of Storm Properties to develop an annual budget aligned with the Real Estate strategy. Maintain responsibility for all accounting and finance operations.

 

  • Develop and maintain consolidated risk management analysis for all assets.

 

  • Develop, forecast, and maintain annual financial plans and cashflow projections.

 

  • Collaborate with leadership to manage all banking relationships.

 

  • Review monthly third-party property accountant ledgers/reconciliations to ensure accuracy of operating entries. Consolidate property-level ledgers into the Storm Properties Yardi system.

 

  • Manage debt, lender, and institutional equity partner compliance obligations. Ensure submission of quarterly and annual financial statements, covenant compliance checks, and other ad hoc requests.

 

  • Determine cost allocations for properties and job cost, lease summaries, loan draws, loan covenants.

 

  • Work with internal investment team and third-party party professionals to accurately record all transaction activity related to acquisitions, financing/refinancing, distributions, and divestitures.

 

  • Prepare accurate and timely accounting/financial reports including but not limited to; month end close, month end reporting, consolidated financial statements, cash flows, operational reports, profitability analysis, variance analysis, Balance Sheet reconciliations, CAM reconciliations, trend analysis, amortization of loan and lease commissions; straight-line rent calculations, assignment of CAM, taxes, insurance, management fees, CAM reserves, general ledger, fixed assets, annual property tax returns, operating budget and forecasting, ROI analysis, profit and loss and balance sheets.

 

  • File/update annual reports to maintain good standing and lead all audit activities. Dissolve entities upon successful project divestitures.

 

  • Coordinate and execute escrow documents for sale and purchase of properties.

 

  • Work with leadership team and coordination with third-party equity fund administrator to prepare and submit capital call packages. Prepare and provide annual valuation of fund assets, periodic investor reports, XIRR calculations, investor tax returns, etc.

 

  • Provide oversight and administer accounting software: Yardi Voyager. Set-up and maintain general ledger accounts, banking, property codes, job codes, cost category codes; property lists for consolidations of business units; tenant, vendor, CAM set-up and rebuild account tree.

 

  • Manage Accounts Payable and Accounts Receivable processes for lease agreements, Construction, Consultant and Maintenance contracts, purchase orders, and invoices.

 

  • Work closely with the corporate tax team and outside professionals as required. Review tax returns for consistency with internal financial reports. Coordinate with fund administrators and investors on the status of returns.

 

  • Other duties as required.

 

Periodic Functions include:

  • Travel up to 10% required.
  • Ad hoc reports as required.
  • Presentations as required.

 

Leadership Responsibilities:

May manage others in future.

 

B. MINIMUM QUALIFICATIONS

 

Education and/or Experience:

  • Bachelor’s degree in accounting or finance required.
  • Minimum 5+ year’s general real estate property management and job cost accounting.

 

Professional/Technical Training and Skills include:

  • Computer literate with knowledge of Yardi Voyager, and Microsoft office required.
  • Project management skills.
