The Asset Management Analyst works closely with the Asset Manager and Regional Property Managers to maximize revenue, profit and returns while meeting organizational growth objectives. Knowledge of finance, contracts, operations, construction, revenue management, insurance, and basic accounting is required. The Asset Management Analyst will assist with asset management, investor reporting, and transaction coordination (financing due diligence, acquisitions, and dispositions). 


Asset Management Responsibilities: 

  • Weekly calls with regional managers to go over KPIs and address any property issues or action items 
  • Coordinate with regional on capex projects and budgets
  • Debt:
    • Liaison with lender’s asset manager to provide requested documentation related to: 
      • General notification requirements 
      • Construction draw disbursements 
      • Annual financial certifications 
      • Insurance-related information (see below) 
      • Maintain loan abstract information 
  • Coordinate with Asset Manager and CPA on property-level tax return information
  • Coordinate with Asset Manager and tax consultants on annual property tax appeals/litigations. 
    • Understand the property tax calendar for each county including tax assessments, deadlines to appeal and payment due dates
    • Confirm sufficiency of funds in the lender’s tax escrow account and timely payment of property taxes by lender
  • Insurance:
    • Keep track of all existing insurance policies and expiration dates 
    • Coordinate with Asset Manager, insurance agent and lender to ensure timely and cost-efficient renewals of all policies 
    • Coordinate with insurance agent and management company with respect to any claims 
    • Coordinate with lender on providing any required insurance claim related information and insurance proceed disbursements 
  • Provide ad-hoc analytical support to refinancing and disposition efforts 

Investor Relations: 

  • Prepare and send monthly reports
  • Prepare and send quarterly reports 
  • Assist with ad-hoc investor questions via phone and email
  • Assist with Investor Portal (AppFolio) 
  • Assist with monthly investor distributions
  • Upload investor K-1s and assist investors with accessing their forms

Transactional Responsibilities: 

  • Assist with acquisition due diligence, including physical inspections, underwriting and budget reconciliation, as well as loan application and diligence documents
  • Assist acquisitions team with investor marketing materials
  • Assist property management team with takeover and set up of property management and asset management systems
  • Assist with interest rate cap due diligence, documentation, and renewal coordination
  • Prepare closing documentation (including closing binder and loan abstract) and update investor portal

Strategy / Special Projects: 

  • Develop systems to optimize transactional, asset management and investor relations processes
  • Assist with dashboard development for asset management and property management implementations
  • Assist with testing and implementation of new software and initiatives to enable operational scaling
  • Property management training certifications
