About the Role: Blox Ventures is looking for a full-time Financial Associate to participate in every aspect of real estate investing. The associate’s responsibilities will include underwriting investments, overseeing developments and capital upgrades, researching market conditions, and implementing business plans. Headquarters is in Downtown Palo Alto, CA.

What you will do:
- Sourcing New Investments – Source and underwrite new investment opportunities. Prepare investment presentations highlighting investment merits
- Acquisition Due Diligence – Oversee and lead legal, financial, and property diligence in connection with new investments
- Market Research – Analyze and present key market drivers that may influence investment decisions
- Financial Modeling – Analyze multiple real estate product types (office, multifamily, land, retail, data center, and other potential alternative investments) for evaluating potential acquisitions, leases, redevelopments, financings, partnerships, and for scenario planning
- Business Plan & Implementation – Maximize investment returns through strategic business plans and financial proformas
Who you are:
- Thorough knowledge of financial concepts and analytics (including IRR and DCF modeling)
- Requires advanced analytical and quantitative skills, and the ability to work under tight deadlines
- Ability to work independently while motivating team members and vendors
- Ability to travel locally and by plane for existing and prospective properties
- Strong written and oral communication skills
What you bring:
- 3-8 years of commercial real estate, finance, investment banking, private equity, public accounting, or related fields
- BA/BS degree with a record of academic excellence
- Proficient in Microsoft Office Suite (specifically Excel and PowerPoint), Argus, and willingness to adopt new technologies leveraged across the company’s portfolio
