Job Summary

The Asset Management Analyst will be a Los Angeles based position, reporting directly to the Head of Asset Management and will play an important role in managing a portfolio of multifamily assets, and assist in executing the investment strategy and business plans. The overall goal will be to identify ways to maximize operations and returns at the individual asset level and the overall fund/portfolio level. This position will focus on comparing our assets to industry benchmarks, as well as identifying opportunities to exceed benchmarks without negatively impacting property operations and the property’s competitive position within the submarket. 

Job Description/Responsibilities

  • Analyze and ensure the integrity of monthly and quarterly property level financial statements vs. budget or proforma on key metrics
  • Assist with preparing and maintaining property performance reporting and dashboards, as well as cash flow models
  • Participate in analysis and execution of potential capital improvement projects, emphasizing developing a deeper understanding of required versus elective capital expenditure projects.
  • Assist in monitoring capex and development projects, track actual results vs. budgeted plan, including closeout procedures
  • Assist with engaging and managing third-party vendors and general contractors, including bidding, performance against budget and timelines to implement strategic capital improvement plans
  • Conduct market research and analysis to obtain strong local market knowledge of competitor product offerings, positioning, location, and market supply and demand trends
  • Provides assistance in the quarterly reforecast of budgets, including revenue assumptions, operating expenses, and capital expenditures
  • Participate in leasing / asset management calls with property managers and brokers
  • Assist in managing lender and insurance due diligence requirements and requests, including debt covenants
  • Review legal documents, including property management agreements with senior team
  • Assist with ad hoc analysis, including updating and examining market surveys, preparations of internal and external presentations
  • Coordinate communications and manage requests from investors, lenders, governmental agencies and other stakeholders
  • Assist in preparing quarterly valuations, investment updates, cash flow projections, and annual asset level business plans

Skills/Education

  • BS/BA and a strong academic record with emphasis on real estate, finance, accounting and/or economics
  • One to three years of multifamily real estate experience in advisory, banking, valuation or equivalent combination of education and experience
  • Real estate investment, research experience, education focus and/or related experience
  • High level of attention to detail with the ability to make sound judgment calls
  • High level of proficiency in Microsoft Excel and Word
  • Strong quantitative, analytical, written and oral communication skills
  • Organizational skills, ability to manage your time, focus and communicate with clarity
  • Capacity to work independently and collaboratively, multitask and shift priorities
  • Knowledge of accounting and finance principles a plus
