Position Overview

Controller Commercial Real Estate is responsible for planning and directing the accounting operational functions supporting the Commercial Real Estate (CRE) segment, assisting with the budget, and forecasting process, managing the accumulation and consolidation of the financial data for internal and external financial statements evaluating accounting and internal control systems, and managing departmental staff.

This position is supervisory and has direct reports.

Essential Functions and Responsibilities

  • Manage the accounting team's day-to-day accounting activities, including managing client invoicing, ensuring proper payroll, accruals, and accounts payable expense coding at department level, and preparing monthly reconciliations
  • Manage the preparation of the segment's financial reporting packages and work with the property management team for analysis of results compared to budget forecast, prior sequential months, and prior year
  • Coordinate the month-end close for the CRE segment
  • Conducts and provides discounted cash flow models, net present value models and sensitivity analysis of these models to present to ownership and provide guidance on options when negotiating the lease business terms
  • Supervise the year end financial audit and common area expense audit
  • Preparation of the annual financial budget and periodic forecast updates
  • Ensure accounting processes are operating effectively and efficiently.
  • Use Key Process Indicators to periodically report to the Owner and Chief Financial Officer on operating effectiveness.
  • Ensure internal accounting controls over accounting processes and reporting are operating effectively.
  • Identify opportunities to improve internal controls.
  • Ensure that MRI accounting policies and procedures are complied with and assist with the periodic review and update of policy documentation.
  • Ensure that accounting workpapers are properly prepared and readily accessible for review or audit, as necessary
  • Prepare or oversee preparation of supporting accounting documentation for non-standard accounting transactions, as needed.
  • Manage ad hoc projects
  • This position supervises and mentor's others.
  • Provide feedback to team members on performance and growth opportunities.
  • Communicate with senior management on team performance and make recommendations for promotions, incentive compensation and corrective actions when necessary

Required Education and Experiences:

  • Bachelor's degree in Accounting, CPA or MBA required or equivalent combination of education and experience
  • Minimum 10 years of experience serving in a senior level accounting position of a real estate firm that owns and/or manages Class A office buildings.
  • Demonstrated experience working with business operations management
  • Demonstrated knowledge of GAAP
  • Ability to work in a dynamic and changing environment
  • Demonstrated ability to understand complex accounting processes and employ effective auditing capabilities, with specific experience managing the month-end close process
  • Demonstrated ability to identify and execute operational excellence and continuous improvement initiatives to improve resource and process optimization.
  • Previous experience with Six Sigma or similar process improvement methodologies is a plus.
  • Proficient in MRI, Microsoft Office Suite with a high degree of proficiency in Excel and Word
  • High attention to detail and excellent organizational and writing skills
  • High level of integrity and dependability with a strong sense of urgency and results-orientation
  • Mix of public accounting and industry experience
  • Strong leadership skills
  • Ability to manage direct reports
