About One Real Estate Investment
Founded in 2001, OREI is a privately owned, Miami-based real estate investment and asset management company. OREI is a disciplined investor, developer, manager, and operator focused on developing and acquiring multifamily assets in the Southeast United States and Texas. OREI has over $1B in AUM with over 7,500 units and has acquired and sold over 10,000 value-add multifamily units since its inception.

Summary:
  • Ability to build financial models.
  • Manage multifamily projects from inception to breaking ground.
  • Focus on garden style communities in the southeast.
  • Lead underwriting and investment committee memos.
  • Evaluate potential development opportunities with the following in mind: zoning codes and requirements, entitlement process, and market analysis.
  • Lead the LOI and PSA negotiations for new transactions.
  • Attend municipality meetings throughout the entitlement period.
  • Gather municipality fees to include in the underwriting.
  • Track all pursuit costs.
  • Source new development opportunities.
  • Maintain all pre-development activities on a schedule.
  • Coordinate all the due diligence for new opportunities including contracting the consultants.
  • Manage reports to equity partners and internal reporting.
  • Coordinate to obtain the utility will serve letters.
  • Engage the construction lender for the construction loan bringing it through closing.
Requirements:

  • 4+ years of multifamily experience in development.
  • Experience in capitals markets bringing construction loans to closing.
  • Proven track record of managing developments until they break ground.
  • Proven track record of sourcing new opportunities.
  • Ability for professional interactions internally and externally with the stakeholders or municipalities.
  • Excellent organization and attention to detail.
  • Ability to proactively perform the job duties with little oversight.
  • Proficiency in Excel, Word, PowerPoint, Outlook.
  • Ability to travel to source new opportunities.
