Description
The Financial Analyst reports to the Vice President of Asset Management and will support multiple functions for all Broad Street Realty assets, including but not limited to asset management, property management, and leasing and at times will work closely with other senior-level executives. In addition, the Financial Analyst will be expected to assist in the corporate finance needs of the Chief Financial Officer.
Essential Duties and Responsibilities:
- Assists Asset Managers in the execution of the property-level business plans for Broad Street’s portfolio
- Financial pro forma cash flow modeling of existing individual assets in both Excel and ARGUS Enterprise
- Working with property management and accounting to integrate actual property operations with model forecasts
- Building and maintaining the cash flow models and other asset management models as needed
- Assisting CFO with SEC filing requirements for financial performance measurements, lender requirements and Key Performance Indicator calculations
- Financial projections for refinancing requirements
- Submitting lender draw requests
- Conduct property-level due diligence and analyses including detailed review of historical financial statements, leases, rent rolls, loan agreements, thirty-party reports, and building plans.
- Market and industry research and other duties as assigned
Required Skills and Experience:
- A minimum of 2 years’ experience
- Understanding of financial terms and principles necessary in real estate underwriting, including Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc.
- Ability to comprehend, analyze and interpret various types of real estate documents, including leases, contracts and financial statements.
- Advanced operating experience with ARGUS Enterprise.
- Excellent computer skills, particularly in Excel – pivot tables, macros, IF-statements, ability to develop solutions to unique problems, and advanced formatting a must.

Education:
Bachelor’s degree (BA/BS) from a four-year college or university required. While a major in finance or accounting is not required, demonstrated quantitative skills are a must.
