Job Description

MJW Investments is seeking an analyst / associate with 1-3 years of real estate finance experience to work in the Acquisitions team, assisting with acquisitions, dispositions and financings. Applicant should be driven, a proactive self-starter, detail-oriented, capable of managing multiple roles and projects effectively, have excellent excel/underwriting skills, and excited to work in an entrepreneurial environment. The analyst / associate will be hands-on and will work closely with senior level management and will be exposed to every aspect of working in a real estate private equity company. Key Responsibilities

  • Assist in underwriting potential multifamily and student housing acquisitions through financial modeling in Excel, i.e., creating and maintaining detailed financial analyses to evaluate prospective investments using operating statements, rent rolls, etc.
  • Perform detailed market research on supply/demand fundamentals, economic trends, comparable sales, vacancy, and rental rates
  • Prepare investment memorandums for acquisitions and general company over materials to be sent to potential and existing investors
  • Analyze and synthesize data from a variety of sources including CoStar, and market research reports
  • Spearhead the preparation of pro-ration figures, closing statements, equity tracking, and required equity funding in connection with the closing process
  • Develop equity waterfalls for JV investments to analyze deal level, GP, CO-GP, and LP returns
  • Support deal team by assisting with the due diligence (e.g. reviewing leases, contracts, historical operating statements, third party reports etc.), financing, and closing of new acquisitions, and refinancing and sales of existing assets
  • Review and analyze due diligence findings and compare results to transaction underwriting
  • Coordinate new acquisitions with asset management to ensure smooth asset transition
  • Conduct market research and analysis to evaluate economic and demographic trends and real estate market fundamentals
  • Perform ad-hoc financial analysis on short notice to aid in ongoing investment and strategic decision making

Qualifications

  • Exposure to multifamily and/or student housing assets preferred
  • Bachelor’s Degree in Real Estate, Finance or Business from top-tier program
  • 1-3 years of experience in real estate, finance, or investment banking
  • Proficient with financial modeling using Microsoft Excel along with strong analytical skills and financial knowledge - expected to understand how to model waterfalls, IRRs, equity multiples, etc
  • Excellent computer skills with MS Office including Word, Excel and PowerPoint
  • Strong verbal and written communication skills, self-starter, and excited to work in an entrepreneurial environment
  • Excellent time management skills and attention to detail
  • Ability to communicate complex ideas clearly and concisely in written and oral forms
  • Ability to meet deadlines and take personal ownership to achieve team goals
