Job Summary:

 

The Surveillance department manages the $100Bn of Commercial Mortgage Backed Securities (CMBS) loans for which LNR is named the special servicer. Surveillance provides macro and micro level credit analysis to monitor over 6,000 real estate loans all over the country for potential risks. Property types include office, retail, multifamily, hotel, industrial, and self-storage loans located in all 50 states. Surveillance/Portfolio Management is an energetic department with a central role the operations of the Special Servicer. Surveillance is the gate keeper of information for the servicer and works diligently to communicate the servicer’s activities with senior management, outside investors, and rating agencies. They are responsible for monitoring the performance on a loan, deal, and portfolio level basis and for addressing any issues in a timely fashion to minimize future portfolio losses. The senior analyst/associate role will support the Surveillance department in the areas of Commercial Mortgage Backed Securities (CMBS) deal due diligence, portfolio monitoring, and underlying commercial real estate (CRE) credit analysis.

Job Duties and Responsibilities:
  • Analyze credit risk in a dynamic $100Bn CMBS portfolio and communicate those risks to senior management and third party investors.
  • Underwrite new CMBS loans across various CRE asset types for SPT’s acquisition of CMBS B-Pieces
  • Prepare and present credit findings to senior management and to external investment partners of LNR and SPT
  • Help design, compose, and present pitch books to potential LNR and SPT investors
  • Review deal performance reports to assess the credit of the underlying loans and collateral and identify credit risks to prevent defaults and minimize loss severity
  • Participate in monthly discussions with senior management to review issues and the determine best path forward on potential problem assets
  • Provide timely responses to loan and collateral-related questions from investment partners and rating agencies to provide transparency and maintain strong relationships
  • Gather, review and submit deal data to Rating Agencies on a bi-annual basis for agencies’ evaluation of LNR as a Special Servicer. Assist in preparing and presenting materials to the Rating Agencies during annual visits
  • Assist in developing innovative processes for more efficient monitoring and reporting of loan and property performance
  • Provide support to LNR and SPT’s senior management team with various ad hoc requests to help identify potential credit risks
  • Train and mentor new analysts and intern classes throughout the year

 

Knowledge and Skills:
  • Experience in CRE credit underwriting and general understanding of CMBS
  • Strong interpersonal and organizational skills
  • Intermediate Microsoft Excel skills
  • Acute attention to detail and self-motivator
  • Ability to work efficiently and diligently to deliver quality work product in a timely manner to senior management

 

Education and Experience:

Candidates must have a minimum of a Bachelor’s degree and 2-3 years of related commercial real estate work experience.
