Description


Position Purpose

Conducts a variety of analysis and financial modeling to make decisions on whether to invest in, operate or improve on communities within Northland’s multifamily portfolio and provides recommendations to senior management on maximizing the long-term value of the portfolio. Creates long-term strategies on existing assets and performs due diligence and analysis on new acquisitions. Acts as a liaison between property management and investor relations to ensure expected cash returns and growth are achieved.

 

Essential Functions

The following list of essential job functions is not exhaustive and may be supplemented or modified, as necessary.

 

Capital Projects:

  • In conjunction with the property management team, develops annual business plans and operating and capital budgets for existing multifamily communities as well as new acquisitions
  • Develops plans to improve asset values and returns on investment
  • Manages revenue management software for a portfolio of properties including pricing calls and reporting
  • Makes periodic site visits to Northland communities as well as competition within markets
  • Identifies and evaluates opportunities to renovate existing communities; conducts market feasibility studies, analyzes projected costs and yield over a 3-to-5-year horizon.
  • Performs financial analysis of the portfolio operating results to identify trends, both good and bad, and the ability to present those findings to senior management in a concise and professional manner.
  • Conducts regular financial review meetings with management and operations
  • Works with the acquisition team and performs due diligence on potential acquisitions on an as needed basis including proforma modeling based on specific assumptions contained in preliminary asset management plan.
  • Provides assistance and supports the acquisition team through the acquisition process
  • Partners with Regional Managers to maximize revenue and reduce expenses
  • Acts as a team member with all employees of the Northland Investment Corporation staff
  • Complies with all Northland Investment Corporation policies and procedures
  • Carries out other duties as assigned by supervisors

 

Specific Job Knowledge, Skills, and Ability

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.

  • A Bachelor’s Degree in Business Administration, Finance or related field plus 2-5 years of real estate experience in multifamily real estate analysis, asset management or operations with some direct experience in asset management is required OR an equivalent combination of education and experience.
  • Ability to create financial models based on historical data and a set of assumptions extended out into the future
  • Ability to deal effectively with vendors
  • Excellent Microsoft Office and advanced Excel skills required; Revenue management software experience preferred.
  • Exceptional written and verbal communication and organization skills
  • Highly motivated and enthusiastic team player with the ability to effectively internalize the business objectives and spirit of a rapidly developing, fast-paced, success-oriented and highly principled entrepreneurial company
  • Strong analytical skills
  • Has the ability to understand operations and the effect their recommendations have on day-to-day operations of the communities
  • Demonstrated success in projects requiring independent judgment
  • Ability to exchange ideas, information and opinions with others to arrive jointly at decisions, conclusions or solutions
  • Ability to prioritize and plan work activities; uses time efficiently and develops realistic action plans
  • Ability to demonstrate accuracy and thoroughness and monitors own work to ensure quality
  • Must be adaptable and able to travel with little notice based on business need (15-20%).
