                                                   Tri-Hill Management, LLC is GROWING! 

                                          Property Manager for buildings in NYC - Opening

We are a full-service real estate investment and services company focused on acquisition, management, development and leasing of multifamily, mixed use and student housing properties in New York City. We are seeking a hands-on Property Manager to join our growing team.
 

Position Summary:

You will be responsible for a number of buildings located in Manhattan and Queens. You are open to working in an office environment when you are not at the building sites.  You have strong abilities to problem solve and provide leadership to the internal team, building owners, tenants, and onsite building staff.  You are experienced in managing budgets for building owners and knowledgeable in resolving various building violations.

Responsibilities:

  • Provide leadership and direction to team and onsite building staff. 
  • Understand financial goals and operate building with owner’s best interest and according to the annual budget.
  • Ensure all administrative work is completed correctly and in a timely manner. 
  • Weekly property inspections to ensure cleanliness, compliance with City regulations, local laws and standard operating procedures
  • Review monthly rent billing and monitor collections efforts.  
  • Ensure repair and maintenance requests are completed to company standard. 
  • Procure bids and schedule large repair jobs.
  • Oversee on-site staff. 
  • Work with assigned external buildings’ attorney on all cases.
  • Review and approve all lease renewals. 
  • Review and process invoices for payment. 
  • Primary support for on-site emergencies when necessary.
  • Ensure property is in compliance with various city, state, and related governmental agency requirements (e.g., Violation tracking and removal, bedbug reporting, etc.)
  • Monitor building services and schedule preventative maintenance.
  • Report any problems or issues to the Senior Property Manager
  • Efficiently manage workload by establishing objectives, setting priorities and meeting deadlines
  • Represent and communicate clearly and accurately, in person, over the phone and in email/writing.
  • Enforce property rules and regulations.
  • Participate and contribute to all training and development

Qualifications, Characteristics & Other:
  • Minimum 4+ years of New York City property management experience
  • Experience with AppFolio or similar management software
  • Solid building budgeting skills
  • Excellent organizational and time management skills
  • Ability to build rapport with tenants
  • Ability to multitask and prioritize
  • Excellent written and verbal communication skills
  • Punctual/Reliable/
  • Professional Positive attitude
  • Strong attention to detail
  • Proactive vs. reactive
  • Fluent in Spanish helpful
