Analyst/Associate, Investments

The Analyst/Associate is a member of Constellation Real Estate Partners’ Investments team. The Investments team analyzes industrial acquisition and development opportunities across the southeastern and southwestern United States, including underwriting and market research for all potential transactions, capital markets, as well as related due diligence to support these transactions. The Analyst/Associate will also prepare content and analysis for the Investment Committee Memoranda of acquisition and development pursuits. General responsibilities will include, but are not limited to:

• Underwrite acquisition and development investment opportunities using Excel and Argus software using complex financial modeling techniques, including developing proforma cash flows and supporting schedules, as well as sensitivity analyses.
• Complete market research – through third-party data providers and communication with local brokers – to compile relevant lease comparables, sale comparables, competitive sets, development pipelines, and general market data.
• Participate in weekly pipeline calls, and help update relevant deal information each week (underwriting and supporting documents).
• Compile Investment Committee Memoranda for potential transactions. Content may include maps, investment merit narrative, outlining potential risks/weaknesses, market color, and underwriting support.
• Assist throughout the due diligence process as needed.
• Regularly interface with broker community across applicable markets.
• Assist with additional other tasks that may be required to support the team.

Preferred Qualifications

• Bachelor’s degree required
• Demonstrated interest in industrial real estate
• Proficiency in Microsoft Excel, PowerPoint, and Word
• Strong written and verbal communication skills
• Excellent attention to detail
• Demonstrated analytical skills
• Ability to multi-task and prioritize among numerous deals/tasks
• Self-Starter
• Team-oriented
• Proactive approach to role, with a desire to improve tools and processes where applicable
• Previous experience with Argus preferred
• At least one to three year of analytical experience preferred
