Wellings Capital is a real estate private equity firm dedicated to helping investors protect and grow their wealth through commercial real estate. Our vision is to provide multi-generational financial security to our investors and become the premier provider of alternative passive investing opportunities for accredited investors. We're hiring a Director of Investments to join our team as we scale from 550 investors to 1,000 and beyond in the next few years.

The mission for this role is to source best-in-class real estate operators for our funds, structure favorable deal terms with operators, and ensure company capital is wisely deployed over the long-term.

The Director of Investments will play a critical role in driving investment underwriting and closing of new operators, acquisitions, and joint ventures. The Director is responsible for leading the due diligence, underwriting, risk assessment, and closing of new investments for the Wellings Capital funds.

Job Type

This position can be remote and will be part-time to start, averaging around 20 hours per week. Potentially more hours during due diligence trips or busy periods and potentially increasing in future years. The compensation will be structured as a base salary plus carried interest in the Wellings Real Estate Income Fund, a $100 million fund.

Responsibilities

First 90 days

  • Design and roll out investment committee team, policy, and process
  • Gain a strong understanding of Wellings Capital’s existing portfolio, funds, and operators
  • Learn the Wellings Capital operator due diligence process

Ongoing

  • Lead operator and asset site visits. Lead overall investment analysis on operators and potential investments
  • Network & build relationships with commercial real estate operators, brokers, and service provider in order to generate operator connections
  • Own the operator/deal from initial sourcing to closing & coordinate & oversee all departments involved
  • Draft and complete an excellent due diligence report based on the Wellings process for every new operator added
  • Negotiate preferred terms with operators
  • Lead operator investment pipeline meetings and daily huddles
  • Attend company/industry events with occasional work on nights and weekends
  • Refine investment processes. Spearhead deliberate, intentional strategies for the platform to include acquisitions, asset management, innovation, leadership, etc. Constant and never-ending Improvement with an eye towards future growth and scalability. Seek to get faster, more precise, less redundancy, etc. for repeatable activities. Solicit feedback from other groups for best practices
  • Make investment recommendations. Identify potential strategic commercial real estate investment trends and opportunities. Recommend target asset classes, deal profiles/characteristics/risk profiles/geographies
  • Lead and mentor existing team members. Promote close collaboration between teams to prevent potential blind spots
  • Coordinate and systematize ongoing due diligence on operators we are invested with and plan to keep investing with
  • Create role-specific process maps and use Trainual to track everything related to this role

Requirements

  • 7-10 years minimum experience in real estate investment, acquisitions, and/or portfolio management
  • Executive-level decision-making skills
  • Excellent verbal and written communication kills
  • Technologically savvy and not intimidated by learning new technology
  • Ability to thrive in an ambiguous, fast-paced, and flexible environment with a high degree of autonomy
