About the company:
Prime Finance was founded in 2008 and has grown to be one of the nation’s premier direct private real estate lending organizations. Over the past ten years, Prime Finance has originated over 600 loans totaling over $18 billion on commercial properties in the US. Prime Finance also invests in subordinated CMBS securities referred to as B-Pieces. 
 
 
Prime Finance is seeking an investment professional to join its Special Situations team in Chicago. 
 
The position will be responsible for supporting the Special Situations team with all aspects of the investment process with a primary focus on research, analysis, and underwriting of various real estate-related investment opportunities. The Analyst or Associate position will also play a key role in the due diligence, closing, and ultimate asset management of Special Situations investments made by Prime. 
 
The Special Situations group invests throughout the capital structure with a focus on higher-yielding opportunities structured as either debt or equity. The strategy focuses on all major property types throughout the U.S. and investments include, but are not limited to, preferred and structured joint-venture equity, high-leverage debt originations, including single-source stretch senior financings, note-on-note financing, and subordinate/mezzanine debt, senior and subordinate debt acquisitions and portfolio/platform level investments in real estate oriented companies.
 
The Special Situations fund strategy was formed in December 2020 to complement and build upon Prime Finance’s existing lines of business and extensive national relationships with real estate owner-operators, sponsors, and brokers in order to deliver reliable capital solutions in customized formats.
 
QUALIFICATIONS:
  • One to three years (analyst) or three to five years (associate) of relevant working experience
  • Bachelor’s degree (BS/BA)
  • Excellent written and verbal communication skills
  • Experience with commercial real estate valuation, credit underwriting, and market analysis
  • Familiarity with multiple property types such as office, multifamily, retail, and lodging
  •  Exceptional financial modeling skills in Excel and proficiency in Argus
  • Proficiency in utilizing industry research resources and collecting and organizing key data
  • Familiarity with operating characteristics of real estate projects (revenue, expenses, capital expenditures, tenant credit, lease structures, etc.)
  • Ability to work effectively on multiple projects simultaneously and proactively execute responsibilities without direct oversight
  • Desire to join an entrepreneurial team and grow along with the Special Situations platform
  • Problem-solving attitude and team player
 
RESPONSIBILITIES:
  • Assist the Special Situations team with all aspects of investment opportunity review, due diligence, closing, and investment management/business plan execution
  • Participate in the assessment and structuring of investment opportunities by critically evaluating the merits and risks of the investment through the development of financial metrics, models, and sensitivities;
  • Support and coordinate with third-party vendors on due diligence, data collection, and credit/underwriting review;
  • Assist in the preparation of comprehensive investment committee materials and communicate conclusions and investment risks to senior management for approval during Investment Committee and other periodic portfolio reviews.
  • Support interactions with Legal, Capital Markets, Accounting, and Compliance as needed;
  • Perform other duties as assigned or requested.
