Job Description

As the Managing Director of Development, you must be committed to ensuring project quality, achieving approved budget and schedule deadlines, and meeting the expectations of the Company’s partners and investors. This individual will be self-directed and motivated and will manage development projects from beginning to end. The role will report to the Chief Development Officer.

Job Responsibilities:

  • Manage all aspects of the project design, budget, and schedule 
  • Manage project design team (architect, engineers, and other consultants) and project contractor during pre-construction design efforts and throughout the construction process 
  • Create project milestone schedules and ensure that all team members meet schedule requirements
  • Work with local government other related parties to obtain necessary project permits and entitlements 
  • Negotiate contracts, leases, and other critical legal documents to best mitigate project risk 
  • Compare contractor cost estimates, interview contractors, and assist in selecting the contractor that will best ensure success for the project 
  • Review and approve project expenses, contractor pay applications, and change order requests 
  • Prepare monthly lender draws and ensure compliance with lender loan agreements
  • Oversee and direct work of Development Managers, Analysts, & Associates 
  • Consult with Asset Management and Operations staff during pre-development, construction, and transfer of property to operations
  • Assist in analyzing potential new development projects by providing input for proformas, review of proformas, and writing portions of investment memos
  • Creation of new processes and implementation of improvements to current processes/best practices 
  • Regularly visit development sites to monitor and track project progress 

 

Professional experience/Qualifications

  • Bachelor’s Degree, preferably in architecture, construction science, engineering, or related field from an accredited institution
  • 8+ years’ experience in design and/or development
  • Excellent written, verbal and presentation skills with the ability to deliver key findings, conclusions, and recommendations to corporate leadership and external partners
  • Highly organized and comfortable working on multiple parallel accelerated tracks
  • Ability to plan ahead, anticipate potential challenges, and react in a prompt and effective manner
  • Ability to meet deadlines and accomplish work in order of priority while maintaining composure and effectiveness under pressure and in fast-evolving conditions
  • Demonstrate ability to collaborate with employees throughout all levels of the organization, as well as maintain and strengthen relationships with partners and vendors
