Vice President of Acquisitions – Industrial, Saxum Real Estate

Saxum Real Estate, one of the fastest growing boutique private equity and development real estate firms in the nation, is seeking a highly motivated and energetic VP of Acquisitions. The VP of Acquisitions will be responsible for managing all aspects of the deal process including, but not limited to, site selection, underwriting, market analysis, coordination of due diligence, preparation of investment memorandums and executive-level presentations, closing logistics, and post-closing handoff to asset management. Ideal for the professional with 5+ years of experience in real estate acquisitions, with an emphasis on industrial sites, who is looking to be an integral member of a lean, entrepreneurial, fast-growing firm. The person who fills this important position will report to and work directly with Saxum’s senior management.

Key Responsibilities:

• Lead an Associate in underwriting a variety of industrial real estate developments using Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling.
• Conduct thorough market analysis for real estate acquisition targets within the firm’s Industrial vertical.
• Oversee the due diligence process across all aspects of the transaction, including physical, financial, legal and operational due diligence.
• Collaborate with the Capital Markets team to originate debt financings, including preparing offering materials, responding to lender due diligence requests, tracking offers, modeling proposals, and managing the closing process.
• Perform detailed financial modeling utilizing Excel and Argus across office, multifamily, student housing, and industrial asset types, including waterfall distribution modeling.
• Conduct asset/market research for new acquisition opportunities and investment thesis.
• Work directly with lenders and joint venture partners on capitalization closings.
• Oversee the writing and creation of quarterly Asset Management Reports, Financing and Investment Memoranda.
• Occasional travel to targeted and existing projects across the nation to perform due diligence.
• Geographical home office location flexible depending on the project alignment.

Professional Experience/Qualifications

• Bachelor’s degree in Real Estate, Finance, Economics, Engineering, Science or Math.
• 5+ years of relevant professional experience in real estate, leading an acquisitions team with an emphasis on industrial sites.
• High proficiency in Excel, PowerPoint and Argus (proficiency test will be part of selection process).
• Demonstrated financial modeling skills, with waterfall modeling preferred.
• Strong ability to draw conclusions from research and data analysis and communicate them effectively.
• Outstanding organizational and problem-solving skills with strong attention to detail.
• Excellent quantitative, written and verbal communication skills with ability to think creatively.
• Capable of handling multiple projects and analyzing high volume of deals quickly and accurately.
• High degree of professionalism, integrity and a strong work ethic.
