American Realty Advisors, LLC (ARA) is one of the largest privately held private equity institutional real estate investment managers in the United States, with over $10 billion in assets under management. ARA invests on behalf of institutional investors through core and value-add real estate funds and separate accounts, targeting industrial, office, retail, and rental residential assets nationwide through direct equity, hybrid debt, mezzanine, and preferred equity structures.


The Role
The Associate Director, Investment Group, is a high-impact team member responsible for supporting and participating in the origination of equity and debt real estate investments for ARA’s clients, working alongside the Market Leader of a region. This position is accountable, in coordination with the Market Leader, to manage and supervise the sourcing, analysis, underwriting, and negotiation of all equity and debt real estate originations. This role participates in the documentation, due diligence, and reporting of these transactions to ARA’s Investment Committee, other ARA functional groups, and clients, working closely with a Director, Senior Director, or the Chief Investment Officer.

The Associate Director plays a key role in the mentoring, coaching, and oversight of the work and workloads of analysts and associates who support the ARA account. The position may also participate in real estate dispositions. However, presently it is only contemplated that input may be provided into a hold/sell decision and the recommendation for investment sales brokers. A successful candidate may have growing responsibility for investment sourcing with the goal of becoming a lead contributor to investment origination in a particular region.

Essential Functions
  • Source, review, underwrite, conduct market research, and negotiate office, industrial, retail, and rental residential investment opportunities on behalf of ARA’s clients consistent with investment management agreements and client guidelines.
  • Oversee each new investment and the sourcing, including underwriting and performing due diligence on transactions consistent with investment guidelines, market expectations, and client goals.
  • Participate in all due diligence activities, processes, and documentation for all investments to ensure that the investment under consideration for acquisition (or originated) meets the investment guidelines and what is prudent for the market and the client, including overseeing the administrative and clerical processes for each new investment.
  • Manage the preparation and presentation of all investments for the Investment Committee, client presentations, and reporting.
  • Prepare written and oral presentations to staff, management, existing clients, potential clients, and sellers of commercial properties and members of the real estate community.
  • Prepare market surveys and questionnaires for various related commercial real estate publications and marketing groups.
  • Support and participate as requested in setting and implementing firm-wide goals and objectives. Contribute to various Investment Committee matters when asked.
  • Participate in the documentation, development, and formulation of department guidelines, standards, and reports.
  • Participate in the hiring process, oversight, training, mentoring, coaching, and counseling of the Associate and Analyst team members serving the Investment Group and supervise and monitor the output of their work product.
  • Supervise and provide analytical resources in support of and complementary to the Directors and Senior Directors (with whom you are paired or with who you are asked to collaborate) relative to acquisition opportunities within the position’s typical areas of coverage.
Candidate Qualifications
Essential Business Experience and Technical Skills
  • Undergraduate business degree required.
  • Must have a minimum of five years of direct or indirect (i.e., support role) experience in financial analysis, sourcing, negotiation, and closing of commercial (office, industrial, retail and rental residential) real estate investments, with at least one year of recent institutional investment experience. Candidates with additional career exposure to portfolio management, asset management, development, and an appraisal are a plus.
  • Investment experience must include primary transaction activity across all sectors and specialty sectors within the Top 20 United States MSA’s and within the mid-cap asset size range of generally $20 million to $500 million. A focus on rental residential and industrial is preferred.
  • Investment experience must include core, value-add, and opportunistic investment strategies with the primary transaction activity focused on office, industrial, retail, and rental residential product types, as opposed to residential land, lodging, self-storage, or similar specialty real estate.
  • Experience in originating both direct equity and indirect (debt, mezzanine, and joint venture equity) investment structures on behalf of institutional investors, with a working knowledge and understanding of joint venture and debt documents.

Job Specifications
  • Expected work hours: 8:30 to 5:30, Monday through Friday, with occasional weekends.
  • Travel: Business trips with overnight stays may be required. Occasionally may need to drive a personal vehicle for business.
