EQUITYMULTIPLE has an immediate opening for a highly motivated and entrepreneurial Associate Director. You will join a passionate and experienced investments team whose goal is to make real estate investing more accessible, transparent, and secure. The Associate Director will not only help lead the underwriting, diligence, and assessment of investment opportunities across all major commercial asset types offered through the EquityMultiple platform but also be a key participant in the execution and deal structuring process.  The role will also entail working cross-functionally with other divisions of the company.
 
This position is located in Manhattan, however, due to the impacts of COVID-19 EquityMultiple is operating in a hybrid remote and in-person office through the end of 2021. In 2022, full return to the office is expected. Until that time, extensive use of the Google Workspace suite of collaboration and video conferencing tools are employed to maximize support and coordination within and amongst teams with regular company wide All-Hands meetings as well.

You will have the opportunity to:

        • Evaluate, execute and manage real estate investments across product types, geographies and capital stack to maximize risk-adjusted returns;
        • Take ownership and help manage all phases of a transaction including underwriting,  market, asset and operating partner due diligence, drafting and negotiating term sheets, and making recommendations to the investment committee;
        • Assist in the drafting and review of JV operating agreements, loan documents, and other legal documents required as part of a transaction. 
        • Perform ongoing market and property specific research, including updates to financial models to update, evaluate and reforecast investment performance;
        • Create and manage the creation of detailed offering memoranda for each investment opportunity on the EquityMultiple platform and aide in the preparation of other investment materials;
        • Aide in the implementation and refining of EquityMultiple’s investment strategy, framework and process of evaluation for real estate investments;
        • Manage and develop a  team of analysts and associates;
        • Support asset management and reporting efforts;
        • Think critically and analyze information to provide meaningful insight and input into deals
        • Build and enhance trusted, permanent relationships while interfacing with operating partners, investors, lenders, and brokers;
        • Work cross functionally with Real Estate, Marketing & Communications, Investor Relations, and Product teams;
     

We are looking for someone with:

      • 7+ years of real estate transaction experience and a passion for the industry
      • Bachelor’s degree from an accredited institution with strong academic performance and achievement
      • Demonstrated track record of sourcing and closing real estate transactions consisting of direct acquisitions,  joint venture investments, and/or debt origination (Deal Sheet Required)
      • Proven leadership ability
      • Strong negotiation skills
      • Excellent command of Excel and best practices of financial modeling, pro forma creation, real estate valuation, sensitivity and income and expense analysis
      • ARGUS experience (preferred, but not required)
      • Familiarity with various legal documents including joint venture operating agreements, purchase and sale agreements, guaranty documents, and intercreditor agreements
      • Well-developed analytical, interpersonal and communication (both written and verbal) skills
      • Ability to clearly articulate the EquityMultiple platform, value proposition to investors and sponsors, investment strategy, and investment product types
      • Exceptional work ethic and attention to detail
      • Strong analytical, quantitative, and critical thinking skills
      • Self-starter who can thrive in a fast-paced, collaborative environment
      • Team player, humble attitude with a strong willingness/desire to learn
