The employer is a New York City based opportunistic real estate development fund with 20 years’ experience building and acquiring residential, commercial, and hospitality assets in secondary United States markets. Employer seeks an experienced controller for a full-time position reporting to senior leadership.  The position has promotion potential to CFO. Responsibilities include portfolio management for stabilized assets, projects in various stages of development, and general fund/ platform level management.

 

Fund Level Responsibilities:

  • Generate quarterly analysis for LPs with respect to the Funds’ project, bridge, and cost overrun allocations
  • Provide financial information to Fund investors as necessary
  • Establish and maintain appropriate internal control safeguards for cash, inventory, and fixed assets.
  • Coordination and preparation of financial statements, financial reports, special analyses, and informational reports; and supporting analyses in connection with fund requirements.
  • Function as liaison with company’s tax accountants for tax return preparation.

 Project Level Responsibilities

  • Prepare and provide financial information to bank / investors as needed
  • Review term sheets and Loan Docs to ensure reporting standards are achievable and commercial
  •  Manage approval of new budgetary requests with approval from senior leadership
  • Review project performance vs budgets, share deviations to managers and leadership in monthly reports.
  • Manage approval of new budgetary requests with approval from senior leadership
  • Interact with other managers to provide consultative support to planning initiatives through financial and management information analyses, reports, and recommendations.
  • Prepare Bank requisition for development project as needed
  • Ensure compliance with local, state, and federal reporting requirements, function as liaison with company’s tax accountants for tax return preparation.
  • Oversee Bank reconciliation Monthly report to investor and coordinate investor needs
  • Assist in obtaining the necessary licenses and insurance required for business.
  • Oversee the preparation, approval and processing of project budgets and subsequent rolling forecasts, ledger, and account maintenance and data entry.

Company Level Responsibilities

  • Project and analyze cash flow, cost controls, and expenses to guide business leaders.
  • Analyze financial statements to pinpoint potential weak areas.
  • Function as liaison with company’s auditors for preparation of annual financial statements.
  • Recommend and coordinate implementation of changes and improvements in automated financial and management information systems for the company.
  • Review and approve all process of account payable
  • Maintain company’s general ledger inclusive of company revenues and expenses
  • Establish and implement short- and long-range Finance departmental goals, policies, and procedures.
  • Ensure records systems are maintained in accordance with generally accepted auditing standards.
  • Administer company’s commercial insurance policies and coordinate renewal process.
  • Develop, document, and implement finance, accounting, billing, and auditing procedures as needed.

 Job Requirements:

  • Knowledge of finance, accounting, budgeting, and cost control principles including Generally Accepted Accounting Principles.
  • Ability to run a year-end review or audit as required by lenders with minimal financial adjustments.
  • Ability to analyze financial data and prepare financial reports, statements, and projections.
  • Work requires professional written and verbal communication and interpersonal skills.
  • Strong project management skills.
  • Strong competency in Microsoft Office products including Word, Excel and PowerPoint. Strong competency in QuickBooks, MRI, and/or Yardi.
  • 7-10+ years of real estate accounting experience and 3+ years of supervisory experience required
  • CPA preferred
