The Role
A unique opportunity to join a fast-growing life science real estate platform in one of the most influential life science clusters in the world by delivering a world-class speculative commercial life-science development project.
The Project Manager will have the unique opportunity to support multiple projects in various stages of development, working on the front lines of building a new business with significant long term growth potential.
In addition to leading and facilitating numerous facets of the construction turnover process on The 105 by Breakthrough in South Boston, and beginning construction at 1 Canal Park in Cambridge, Breakthrough has growing a pipeline of high-quality life science focused development opportunities in Boston and worldwide. Future projects are expected to include ground-up new builds, major redevelopments, along with turnkey fit-outs and renovations of existing structures for life science tenants and clients.
Responsibilities:
- Lead construction management and design team
- Create and manage development budgets for all assigned projects
- Control the design process of both lab conversion projects and ground-up developments
- Develop and collaborate on construction RFP packages
- Manage major contract negotiations
- Conduct project meetings, while setting milestones and formulating monthly reports
- Manage and control job processes (construction docs, RFIs, submittals, pay applications) including approval of invoices and negotiating subcontract change orders.
- Maintain project schedule, coordinate overall project logistics, manage quality control
- Manage the closeout and turnover-to-operations process efficiently and collaboratively
- Partner with the project superintendent and site operations team throughout the life of the project
- Manage both Core Shell and Turn-Key Tenant Improvements projects
Qualifications
- 7+ years of experience managing design and/or construction of commercial real estate, with experience on at least one life science (R&D laboratory) project.
- Four-year degree from an accredited university within the construction, engineering, or previous experience in a project management role with the ability to execute multiple projects simultaneously
- Experience with AIA-Forms of contract agreement, construction project controls, and the International Building Code
- Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam, and PMWeb.
- Mastery of reading construction drawings; tasks including reading, interpreting, and updating construction project-related drawings
- Ability to organize necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results
- Knowledge of current market conditions including pricing conventions and trends
