JOB DESCRIPTION

 

Job Title:                     Property Manager
Department:                Property Management
Reports To:                 Regional Director, Property Management
FLSA Status:              Exempt

 

Position Summary:  Directs and supervises the entire operation of the assigned properties.  Provides supervision of all persons and contractors directly or indirectly, responsible for the operating maintenance and/or repair of the designated properties.  Implement assignments as directed by Executive Management as well as other duties as assigned.

Essential Duties and Responsibilities include the following.  Other duties may be assigned.

  • Oversees or performs bookkeeping functions, accounts payables, accounts receivables, PO control, and month end property level processes.
  • Directs preparation of financial statements and reports on status of properties such as a/r and a/p aging, variance explanations, occupancy rates and dates of expiration of leases.
  • Prepares annual common area expense reconciliations and new year common area expense estimates as required by each tenant’s lease in a timely manner.
  • Establish annual budget – anticipating building income, operating expenses and capital needs one to five years out.
  • Coordinate and collaborate with prospects or tenants, property owners and space planners to determine construction pricing – tenant space expansion, reduction or relocation.
  • Oversees and actively manage construction projects, such as Tenant Improvements or capital projects. Maintain detailed construction files for future reference.
  • Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services or lessee's agreement.
  • Negotiate and evaluate the financial aspects of service contracts such as security, maintenance, and grounds keeping personnel and onsite management personnel if required.
  • Perform routine building inspections and delegate corrective actions as needed and complete follow-up.
  • Assists with eviction of tenants in compliance with court order and directions from Lawyer and owner.

Education:
   
High school diploma or GED equivalent is required.  College degree preferred.

 

Experience:   Bachelor's degree (B.A.) from four-year college or university; or five years related experience and/or training; or equivalent combination of education and experience.

 

Language Ability:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.  Attention to detail, and ability to self-correct.   Bi-lingual ability is a plus.

 

Math Ability: 

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

 

Reasoning Ability:  

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

 

Computer Skills:  Proficiency in Microsoft Office products and Adobe programs. Experience with Yardi.

 

Certificates & Licenses: No certifications or licenses needed.

 

Supervisory Responsibilities: Supervisory responsibility is typically expected at this level.

Physical Demands:

While performing the duties of this job, the employee is frequently required to walk and talk or hear. The employee is occasionally required to sit.
